S.E., <br />95-00~81 / 9061196 <br />March 3, 1995 <br />Page 1 <br /> <br />Aumsville <br /> <br />Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1993 Edition One and TWO Family Dwelling Specialty Code. <br /> <br />Approved numbers or addresses shall be placed on all buildings in such a <br />position as to be plainly visible and legible from the street or road <br />fronting the property. (UFC 10.208) <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first 10 ft-, except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />A keyway in the footing is an acceptable method and will transfer the <br />lateral loads, OR provide a 18 inch long No. 3 dowels extending 12 <br />inches from the footing into the wall, 4 feet on center or the footing <br />and stemwall in one pour (monolithically). <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by 10 inch anchor bolts embedded at least 7 inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303) <br /> <br />All structures are required to be braced adequately to resist wind and <br />seismic forces. Exterior walls shall be effectively braced with let-in- <br />bracing, plywood, O.S_B. or approved metal strap devices installed in <br />accordance with the manufacturer's installation instructions. You have <br />used 4 X 8 panel as bracing. As shown on the plans, the wall on the <br />left side of the 16' garage door is 4' wide, the wall between the 16' <br />and 10' garage door is 2' wide and the wall on the right of the 10' door <br />is 4' wide. It appears that you have proposed to use the Rotation <br />Method The Rotation Method cannot be used in this application because <br />the depth of the building at right angles to the opening is over 25' <br />(30) . TO resolve this problem let me propose this solution: Provide <br />"Alternate Braced Panels" at the three panel locations described above <br />or "One" 4' panel and "two" Alternate Braced Panels. An alternate to <br />the 4' panel is to have a minimum paneled wall of 2'-8" (Alternate <br />Braced Panel) as show and detailed on the attached hand-out. If you <br />don't want to use either one of these options, then engineering will <br />need to be provided. Any engineering or design change will be required <br />to be plan reviewed and approved by this office before construction is <br />started. <br /> <br />Firestopping shall be provided in the following locations: <br /> A) in concealed spaces of stud walls, including furred spaces, <br /> at the ceiling and floor level; <br /> B) At all interconnections between concealed vertical and <br /> horizontal spaces such as occur at soffits, drop ceilings <br /> <br /> C) At openings around vents, pipes, ducts, chimneys and fire- <br /> places at ceiling and floor level, with noncombustible <br /> materials_ (R-402.7) <br /> <br />The garage shall be completely separated from the residence and its <br />attic area by means of 1/2-inch gypsum board or equivalent applied to <br />the garage side.
