The proposed dwelling shall be located substantially as indicated on the site plan <br />submitted with the application. Minor variations may be allowed upon review and <br />approval by the Planning Director. <br />4. Applicant/Owner shall maintain a fire hazard reduction plan as recommended by <br />the Oregon Department of Forestry. <br />5. The proposed dwelling shall meet the fire protection and hazard reductions as <br />listed in MCC 17.139.070. <br />6. The dwelling shall maintain a special 200-foot setback from all property lines. <br />Accessory structures shall maintain a special 100-foot setback from surrounding <br />properties in farm or timber production. <br />7. Applicant shall provide evidence that the domestic water supply is from a source <br />authorized in accordance with the Water Resources Department's administrative <br />rules for the appropriation of ground water or surface water and not from a Class <br />1I stream as defined in the Forest Practices Rules (OAR Chapter 629). <br />8. Prior to issuance of a building or siting permit for a dwelling, approved under the <br />provisions in MCC 17.139.030(A), (B) or (C), on a tract of more than 10 acres in <br />size, the landowner shall plant a sufficient number of trees on the tract to <br />demonstrate that the tract is reasonably expected to meet Department of Forestry <br />stocking requirements at the time specified in Department of Forestry <br />administrative rules. <br />9. Applicant shall comply with all standards contained in MCC 17.139.070. <br />shall be made conditions of approval. <br />10. As an advisory, Applicant should contact the Stayton Fire District to obtain a <br />copy of the District's Recommended Building Access and Premise Identification <br />regulations and the Marion County Fire Code Applications Guide. Fire District <br />access standards may be more restrictive than County standards. <br />VIII. Referral <br />This document is a recommendation to the Marion County Board of Commissioners. The <br />Board will make the final determination on this Application after holding a public hearing.
