11042 DALY RD NE, AURORA <br />November l~, 1994 <br />Page 2 <br /> <br />10. <br /> <br />12. <br /> <br />13. <br /> <br />Stairways shall not be less than 3 feet in clear widt~ and the headroom <br />shall not be less than 6 feet 8 ise~es.- The:~%ai~um ~equired stair <br />tread width is 9 inches. The ma~ s~air ~e f~ $"1/4 inches. When <br />risers are closed, all treads ma~ hav~ un~foTm p~%jection not to <br />exceed 1 1/2 inches. The greatest riser height shall net exceed the <br />smallest by mere than 3/8 inch. <br /> <br />Handrails meeting the following requirements shall be provided on at <br />least one side of stairways. The handgrip portion of handrails shall be <br />net more than 2 5/8 inches in cross-sectional dimension, or the shape <br />shall provide an equivalent gripping surface. Handrails shall be <br />mounted between a minimum of 30 inches and a maximum of 38 inches. They <br />shall be continuous the full length of the stairs. Ends shall be <br />returned or shall terminate in newel posts or safety terminals. <br />{R-214.1) <br /> <br />Horizontal spacing between the vertical members in required guard,ails <br />at open sides of stairways~ raised floor areas, balconies and perches <br />shall be a maximum of 4 inches at the nearest point between the members. <br /> (R-214.2) <br /> <br />Firestopping shall be provided in the following locations: in Concealed <br />spaces of stud walls at the ceiling, floors, soffits, drop ceilings, <br />between stair stringers and at openings around vents, pipes, ducts, <br />chimneys and fireplaces at ceiling and floor spaces. <br /> <br />14. <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inche~. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210.2) <br /> <br />15. Enclosed accessible space under stairs shall have walls and soffits <br /> protected on the enclosed side with 1/2 inch gypsum board. {R-210.3) <br /> <br />16. smoke detectors shall be installed outside of each separate sleeping <br /> area in the immediate vicinity of the bedrooms and on each additional <br /> story of the dwelling including basements. Ail detectors shall be <br /> interconnected ~uch that the actuation of one alarm will actuate all the <br /> alarms in the individual unit and shall provide an alarm which will be <br /> audible in all sleeping areas. (R-215.1) <br /> <br />17. This house plan uses ~race Panels (SP) to met the code rquirements for <br /> lateral wall bracing. Insure that all BP's are ~ecated as indicated <br /> on the plans. <br /> <br />18. <br /> <br />The vaulted ceiling area is required to be insulated to a minimum of R- <br />38. The following are two of the approved ways of accomplishing this; <br />a) Provide R-38 insulation, a complete vapor barr£er, and a <br /> mimimum of 1~ clear air space above the insulation for <br /> ventilation. Each bay shall be cross ventilated. <br />b) Completely fill each bay with a minimum of (non-c~mpressed) R-38 <br /> insulation, leavin~ no airspac9. Provide a complete vapor <br /> barrier. The p~rimeter of the insulated area shall have an <br /> airtight barrier.
