1050 N. 4th, Aumsville <br />94-02945 (56922) <br />September 19, 1994 <br />Page I <br /> <br />Marion County <br />-- OREGON <br />COMMLJNITY F)EVELOPMENT <br /> OIEpAR'i'MENT <br /> <br />Bnilding Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1993 Edition One and Two Family Dwelling Specialty code. <br /> <br />This building is in a floodplain and as such has a~ditional requirements. <br />the attached copy of the city of Aumsville Floodplain Ordaniance NO. 346, <br />particularly Section 5.2.1 for residential construction. <br /> <br />A copy of approved plans shall be kept on the site of the building or <br />work at the time of inspection. (R-111.2) <br /> <br />A certification by a registered surveyor/engineer is required prior to <br />the final inspection and approval of this building establishing that the <br />floor is elevated to or above the base flood elevation. Provide a copy <br />to the inspector prior to the final inspection. <br /> <br />The load of the rafters can not be added to the king post of the truss <br />unless the truss is designed specifically for the additional load from <br />th~ adjacent roof system. The rafters shall be independantly supported <br />to the 4x12 beam. <br /> <br />Rafters shall be nailed to ceiling joists to form a continuous tie <br />between exterior walls where joist are parallel to the rafters. Where <br />net parallel~ rafters shall be tied with a rafter tie, located at or <br />near the plate as practical. Rafter ti~s shall be spa~ed not more than 4 <br />feet on center. <br /> <br />The plans as drawn do not comply with this requirement. Comply with one <br />of the following: <br />A. Increase the rafter size from 2x6 rafters to 2×8 DF #2 at a <br /> maximum of 24" on center spacing with a minimum of 7-16d common <br /> nails or 9-16d box nails at the rafter to ceiling joist <br /> <br /> Lower the location of the ceiling joist/cross tie to the end of <br /> the rafter to provide a continuous tie between the exterior walls, <br /> <br />Approval as a result of this plan review or an inspection shall not be <br />construed to be an approval of a violation of the provisions of the dwelling <br />code or of other ordinances of the jurisdiction. Reviews or inspections <br />presuming to give authority to violate or cancel the provisions of the <br />dwelling code or of other ordinances of the jurisdiction shall not be valid. <br /> <br />sf <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
