"An Existing System Evaluation is required on all <br />currently developed parcels to insure there is no <br />conflict between the proposed lot lines and the existing <br />septic systems, including septic replacement areas. <br /> <br />An Existing System Evaluation is required on the par- <br />cel(s) closest to the proposed lot line adjustment to <br />insure that there is no conflict with the existing septic <br />system, including septic replacement area. <br /> <br />A Site Evaluation approval is required on all parcels <br />that are proposed for development." <br /> <br />The Marion Surveyor's office indicates that the resulting <br />parcels must be surveyed per ORS 92.060 and the survey, along <br />with appropriate fees, must be submitted for review. The <br />property line adjustment deed shall be recorded with the <br />County clerk after survey office review. The Marion County <br />Assessor's Office provided information on how the property is <br />being assessed and the Marion County Tax Department indicates <br />that taxes are paid in full. All other contacted agencies <br />either failed to respond to stated no objections to the <br />proposal at the time this report was written. <br /> <br />If approved, all the resulting parcels will exceed the 3 acre <br />minimum lot size for the AR-3 zone. site plans submitted by <br />the applicant indicate that shape of the proposed parcels <br />allow for residential development, however, favorable septic <br />approvals, as required by the Marion County Building Inspec- <br />tion Division,m will be made a condition of any approval. <br /> <br />A review of comments received from the Marion County Depart- <br />ment of Public Works and the Oregon Department of Transporta- <br />tion indicate that until Kasa Lane is constructed, there may <br />be access problems to the properties. It is unclear to this <br />office if access is going to allowed to serve the existing <br />dwelling, or new dwellings on the resulting parcels.
