Sleeping rooms have emergency egress requirements <br />which must be maintained regardless of this new addition. Comply with the <br />following: <br /> <br />~very sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210.2) <br /> <br />If the addition is adjacent to a garage, comply with the following: <br /> <br />The garage shall be completely separated from the residence and its <br />attic area by means of 1/2-inch gypsum board or equivalent applied to <br />the garage side. The door between the garage and residence shall be <br />equipped with solid wood doors not less than 1 3/8 inches in thickness <br />or 20-minute fire rated, or equivalent. (R-209.2) <br /> <br />10. <br /> <br />When alterations repairs or additions are made to an existing dwelling, <br />the entire building shall be provided with smoke detectors located as <br />required for new dwellings. (R-215.~) <br /> <br />Individual glazed areas in hasardous locations shall pass the test <br />(CPSC 16-CFR) requirements of Section R-205.3 (safety glazing). <br />Hazardous locations are considered as follows: <br /> <br />In doors and within 24 inches of a door. <br />Fixed and sliding panels of sliding-type doors (patio type). <br />Glazing in storm doors. <br />Glazing in shower and bathtub doors and enclosures. <br />Fixed panels with an area in excess of 9 square feet and the <br />lowest edge less than lS inches above the finished floor. (In <br />lieu of safety glasing, this specific glazed panel may be <br />protected with a horizontal member not less than 1-1/2 inches in <br />width when located between 24 and 36 inches above the walking <br />surfaces.) (R-205.4) <br /> <br />A minimum 3-foot by 3-foot landing shall be required on each side of an <br />egress door. <br /> <br />Stairways shall not be less than 3 feet in clear wid%h and the headroom <br />shall not be less than 6 feet 8 inches. The minimum required stair <br />tread width is 9 inches. The maximum stair rise is 8 1/4 inches. When <br />risers are closed, all treads may have a uniform projection not to <br />exceed i 1/2 inches. The greatest riser height shall not exceed the <br />smallest by more than 3/8 inch. (E-213.1) <br /> <br />Handrails meeting the following requirements shall be provided on at <br />least one side of stairways. The handgrip portion of handrails shall be <br />not more than 2 5/8 inches in cross-sectional dimension, or the shape <br />shall provide an equivalent gripping surface. Handrails shall be <br />mounted between a minimum of 30 inches and a maximum of 38 inches. They <br />shall be continuous the full length of the stairs.
