Thin plan review covers the addition to and/or alteration of an existing <br /> structure. This review is not intended to prohibit the building <br /> inspector from requesting an evaluation of the acceptability of existing <br /> structural members that may appear to be unsafe. Existing construction <br /> not specifically detailed in the submitted plane and structural <br /> calculations is beyond the scope of this review. <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1993 Edition One and Two Family Dwelling Specialty code. <br /> <br />A copy of approved plans when required by the building official shall be <br />kept on the site of the building or work at the time of inspection. (R- <br />111.2) <br /> <br />Approved numbers or addresses shall be placed on all buildings in such a <br />position aa to be plainly visible and legible from the street or road <br />fronting the property. (UFC 10.208) <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first 10 ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3} <br /> <br />Footings sections: 12 in. wide - i story; 15 in.- 2 story, 18 in. 3 <br />story. Footings shall extend not less than 12 in. below the finish <br />natural grads. (R-303) <br /> <br />Foundation walls shall extend at least 8 in. above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />When the footing and stemwall are poured in two separate pours, a keyway <br />in the footing is an acceptable method of transferring ~.ateral loads <br />(seismic or wind) from the s~emwall into the footing, or as an <br />alternate, provide 18 inch long No. 3 dowels, extending 12 inches into <br />the wall from the footing, spaced at 4 feet on center. <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by l0 inch anchor bolts embedded at least 7 inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303) <br /> <br />Every sleeping room shall have at least one operable window approved {or <br />emergency egress or rescue. The window hill height shall not be more <br />than 44 inchen above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
