765 Olney St. <br />March 24, 1993 <br />Page 1 <br /> <br />Aumsville <br /> <br />.M,, arion County <br /> OREGON <br />COMMUNITY DEVELOPMENT <br />DEPARYMENI <br /> <br />Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />Approved numbers or addresses shall be placed on all buildings in such a <br />position as to be plainly visible and legible from the street or road <br />fronting the property. (UFC 10.208) <br /> <br />Foundation walls shall extend at least 8 in. above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />Provide at least 1 square foot of underfloor ventilation for each 150 <br />square feet of crawl space area. ~he openings shall be covered with a <br />corrosion resistant wise mesh. At least one such opening shall be <br />provided within 3 feet of each corner of the building. (R-309.1) <br /> <br />Provide an access crawl hole to the underfloor space. The minimum <br />size opening required is 18 inches by 24 inches. (R-309.2) <br /> <br />Every sleeping room shall have at least one operable window <br />approved for emergency egress or rescue. The window sill height <br />shall not be more than 44 inches above the ~loor. The minimum net <br />clear opening wid=h dimension shall be 20 inches. The minimum net <br />opening height shall be 24 inches. The minimum net clear opening <br />area shall be at least 5.7 square feet. <br /> <br />The garage shall be completely separated from the residence and <br />it~ attic area by means of 1/2-inch gypsum board er equivalent <br />applied to the garage side. The door between the garage and <br />residence shall be equipped with solid wood doors not less than <br />1 3/8 inches in thickness or equivalent. <br /> <br />A minimum 3-foot by 3-foot landing shall be required on each side <br />of an egress door. The floor or landing shall not be more than 1 <br />1/2 inches lower than the tap of the threshold. The landing at <br />the exterior of an exterior doorway shall not be more than 8 1/2 <br />inches below the top of the threshold. (R-212) <br /> <br />Element~ of appliances which create a glow, spark er flame shall <br />be located a min. of 18 in. above garage floor. (M-1114) <br /> <br />Smoke detectors shall be installed outside of each separate <br />sleeping area in =he immediate vicinity of the bedrooms. All <br />detectors shall be connected to a sounding device or other <br />detectors to provide, when actuated, an alarm which will be <br />audible in all sleeping areas.
