Page 2 10. Porches, balconies or raised floor surfaces located more than 30 in. above the floor or grade shall have guardrail not less than 36 inches in height. Required guardrail shall have intermediate rails or ornamental closures which will not allow passage of an object 6 in. or more in diameter. Horizontal spacing between the vertical members in required guardrails shall be a maximum of 4 inches at the nearest point between the members. (R-214.2) Every sleeping room shall have at least one operable window approved for emergency egress or rescue. The window sill height shall not be more than 44 inches above the floor. The minimum net clear opening width dimension shall be 20 inches. The minimum net opening height shall be 24 inches. The minimum net clear opening area shall be at least 5.7 square feet. (R-210.2) The garage shall be completely separated from the residence and its attic area by means of 1/2-inch gypsum board or equivalent applied to the garage side. The door between the garage and residence shall be equipped with solid wood doors not less than 1 3/8 inches in thickness or 20-minute fire rated, or equivalent.
