SUPPLEMENTARY ZONE REGULATIONS <br /> <br />]0.07 <br /> <br />10.o8 <br /> <br />10.09 <br /> <br />10.10 <br /> <br />10.11 <br /> <br />property line at least twenty (20) feet, except in the <br />case where on the same side of the street, buildings <br />are between twenty (20) and ten (10) feet from the front <br />property line, then the average depth may be used. <br />Average depth is calculated from the closest part of <br />the foundation of the existing buildings to the front <br />property line. If existing buildings are within ten <br />(10) feet of the property line, then no less than ten <br />(10) feet shall be used in figuring the average. If <br />existing b~ildings are more than twenty (20) feet from <br />the property line then the minimum requirement of twenty <br />(20) feet shall be used in figuring the average. <br /> <br />.Y_A_R_D __EXCEPTIONS: Cornices, eaves, canopies, sunshades, <br />g'utters, chimneys, flues, sills, pilasters, lintels, <br />ornamental features, and ~other similar architectural <br />features may project not more than two (2) feet into <br />a required yard o~ into a required open space. <br /> <br />DWELLING SITE IN A FLOOD PLAIN: A lot in a flogd/ hazard <br />area shall have a building site on .ground that is at <br />an elevati6n permitting the building floor elevation <br />to be one (1) foot above the base flood elevation and <br />permitting the abutting street to have a roadway crown <br />elevation not more than one (1) foot below the base <br />flood elevation. (See City of Aumsville, Flood Insurance <br />Rate Map, revised August 17, 1982). <br /> <br />OFF-STREET PARKING: Except for residential users, required <br />parking facilities may be located on an adjacent parcel <br />of land or separated only by an alley, provided the <br />adjacent parcel is maintained in the same ownership <br />as the use it is required to serve. Except for industrial <br />uses, required parking shall not be located in a required <br />front or side yard setback area abutting a public street. <br /> <br />SETBACK REQUIREMENTS: <br /> <br />(A) Measurement-- Setback distances shall be measured <br /> perpendicular to all portions of a lot line. <br />(B) Accessory Structures--Accessory structures with a <br /> wall height of less than ei.ght (8) feet and no openings <br /> fac£ng an interior lot line shall~ maintain a setback <br /> distance of three (3)'feet from such property lines. <br /> <br />OUTSID~ STORAGE: In any district, outside storage or <br />display of materials, junk, parts or merchandise shall <br />not be permitted within a required front yard. <br /> <br />-28- <br /> <br /> <br />
