The proposed mobile home shall use the existing septic system <br />if it is feasible. <br /> <br />A special setback of 50 feet shall be maintained between the <br />mobile home and the west property line. <br /> <br />OTHER PEI~MITS AND RESTRICTIONS= Thio approval does not remove or <br />affect any covenants or restrictions imposed on the subject <br />property by deed or other instrument. The proposed use may require <br />permits from other local, State or Federal agencies. This decision <br />does not take the place of, or relieve the responsibility for <br />obtaining other permits or satisfying any restrictions or condit- <br />ions thereon. <br /> <br />The applicant should contact the Aumsville Fire District and <br />obtain a copy of the District's Recommended Building Access <br />and Identification Guidelines. For personal and property <br />safety it is recommended that the applicant follow these <br />guidelines. <br /> <br />PROCEDURE: The Marion County Zoning Ordinance provides that <br />certain Conditional Use applications be considered first by the <br />County Planning Director. If there is any doubt that the applicat- <br />ion conforms with adopted land use policies and regulations the <br />Director must condition or deny the application. Any interested <br />person who disagrees with the Director's decision may request that <br />the application be considered by the Marion County Hearings Officer <br />after a public hearing. The applicant may also request recon- <br />sideration On the basis of new information subject to signing a <br />waiver of the 120 day time limit for review of zoning applicat- <br />ions. <br /> <br /> A public hearing is held on appeals subject to the appellant paying <br /> a $25.00 fee. The major purpose of this <br />designation and the corresponding EFU zone is to promote the <br />continuation of commercial agricultural and forestry opera- <br />tions. A temporary mobile home under hardship conditions may <br />be approved as a conditional use provided the need is <br />justified and the residence will not have a detrimental impact <br />upon the existing or potential farming and timber activity in <br />the area. <br /> <br /> <br />
