Tax lots 40~16-000, 40699-000, 40695-000, 4o~3~-boo, <br />407~9-000, 40703-000 and 40702-CO0. <br /> <br />DECISION: Notice is hereby given that the Planning Director for <br />Marion County has APPROVED the above described Lot Line Adjust- <br />ment application sub3ect to certain conditions. <br /> <br />CONDITIONS: Conditions of approval. <br /> <br />1. Title transfer instruments accomplishing <br /> ad3~stmen~s shall be recorded with the Marion <br /> by7) C ID <br /> <br />the property <br />County Clerk <br /> <br />The lot line adjustment shall comply with al/ requirements <br />of the Marion County Building Inspection Division. Prior to <br />preparing the transfer instrument, the applicant shall check <br />with the Marion County Building Inspection Division and the <br />Planning Division to ensure that the adjusted property lines <br />are not located too close to a structure or septic drain- <br />field. <br /> <br />The 31.48 acre transfer area shall be placed in the same <br />named ownership as Parcel 2 (the Jorritsma property) and the <br />resulting 60 ± acre parcel shall be considered one parcel <br />for land use purposes. <br /> <br />PROCBDURK: The Marion County Subdivision and Partitioning <br />Ordinance provides that certain Lot Line Adjustment applications <br />be considered first by the County Planning Director. If there is <br />any doubt that the application conforms with adopted land use <br />policies and regulations the Director must condition or deny the <br />application. Any interested person who disagrees with the <br />Director's decision may request that the application be consid- <br />ered by the Marion County Hearings Officer after a public <br />hearing. The applicant may also request reconsideration on the <br />basis of new information subject to signing a waiver of the 120 <br />day time limit for review of zoning applications. <br /> <br />A public hearing is held on appeals subject to the appellant <br />paying a $25,00 fee.
