partition. If the property or adjacent property were to be further subdivided, then <br />stormwater detention would be required at that time. Underground detention would be <br />a viable option if such development were to be proposed. <br />H. It is the responsibility of the Applicant to preserve and protect the current Pavement <br />Condition Index (or PCI) rating (as applicable) and the structural integrity of adjacent <br />paved and graveled county roads to the satisfaction of Marion County Public Works <br />during transport of materials and construction activities. Failure to preserve and protect <br />the road may result in the applicant being responsible for replacing or reconstructing the <br />damaged road at his/her own expense. <br />I. Any work, including utility work, within the public R/W will require a permit from <br />Public Works. <br />The applicant is also advised of the following potential issues, lettered J through L, which may <br />affect their proposal: <br />J. The applicant is advised that construction of improvements on the property should not <br />block historical or naturally occurring runoff from adjacent properties. Furthermore, <br />site grading should not impact surrounding properties, roads, or drainage ways in a <br />negative manner. <br />K. The local fire district has authority to require, as a condition for plat approval and/or <br />issuance of building permits, that driveways and private easements either meet fire <br />district standards for access, have a fire sprinkler suppression system installed on <br />certain proposed structures, or be approved by waiver of the local fire marshal. The <br />applicant may be required to widen the Blueberry Lane NE paved driving surface that is <br />currently approximately 12 feet in width. The Marion County Fire Code Applications <br />Guide also specifies a suitable turnaround area for emergency vehicles for an access in <br />excess of 150 feet in length. There is currently a designated Fire Truck Turnaround on <br />the adjoining property to the north; however, it is not depicted on the adjoining plat. <br />Permits for establishing water and sewer connections are issued by the City of Salem." <br />Marion County Surveyor commented: "Parcels ten acres and less must be surveyed. Per ORS <br />92.050, plat must be submitted for review. Checking fee, second mylar fee, and recording fee <br />required. A current or updated title report must be submitted at the time of review. Title <br />reports shall be no less than 15 days old at the time of approval of the plat by the Surveyor's <br />Office, which may require additional updated reports." <br />Marion County Assessor's Office provided comments related to taxes on the subject property. <br />Salem-Keizer Public School District provided information on the anticipated impact to the <br />public school system. <br />All other contacted agencies either failed to comment, or stated on objection to the proposal at <br />the time this report was written. <br />6.
