• A National Pollutant Discharge Elimination System (NPDES) permit is required for <br />all construction activities that disturb one -acre or more. If necessary, the NPDES <br />permit is obtained through the Oregon Department of Environmental Quality. <br />Marion County Sanitarian: Lots are served by sewer. <br />Marion County Surveyor's Office: <br />Parcels 10 acres and less must be surveyed <br />for review. <br />Per ORS 92.050, a Plat must be submitted <br />• Checking fee, second mylar fee, and recording fee required. <br />• A current or updated title report must be submitted at the time of review. Title <br />reports shall be no less than 15 days old at the time of approval of the plat by the <br />Surveyor's Office, which may require additional updated reports. <br />Marion County Tax Department: Prior to recording the deeds, the applicants shall <br />provide evidence to the Planning Division that all taxes due have been paid to the Marion <br />County Tax Department (Contact Rex Weisner at 503-588-5215). <br />Marion County Building Inspection Division: Building permits for new structures are <br />required. A minimum of three feet from the property line is required for structures not to <br />require fire protection construction. <br />Salem-Keizer School District provided information regarding possible impacts to the <br />District as a result of the proposal. <br />City of Salem - Development Services Planner: The subject property is within the Jan <br />Ree Water District and East Salem Sewer District. The following will be required by the <br />City of Salem: <br />• The following sanitary services are required: sanitary sewer taps, sanitary sewer <br />permits, water service permits, system development charges paid, and a permanent <br />disconnect permit if necessary. <br />• Every building containing plumbing shall be connected to the public sanitary sewer <br />system [SRC 73.020(A)]. Separate sewer services for each lot. Sanitary sewer <br />service lines for flag lots shall be located within the access and utility easement. Any <br />existing septic tank systems shall be abandoned. <br />• If the residence is connected to the public sanitary sewer, a permanent sewer <br />disconnect permit and inspection are required from the City of Salem to building <br />demolition. The building sewer shall be properly capped at the property lien and <br />inspected by the City's Utility Inspector, before covering. If a sewer service is to be <br />reused, the inspector must be shown the service is in useable condition. <br />• There is an 8 -inch public water line in Hayesville Road NE. Water meters shall be <br />placed along the right-of-way of the street adjacent to the subject property. Each lot <br />shall have an independent water service from the meter to the lot.
