(1) The developer shall design and construct an acceleration lane onto Oregon 22 <br /> westbound from North Fork Road to ODOT standards or other alternative transportation <br /> mitigation measures approved by ODOT. <br /> (m) All additional or modified traffic control signing or markings required within 24 months <br /> of the completion of the improvements to public roads, that are attributed to the <br /> development, shall be funded by the developer under a private contract or work order, <br /> which must be in place prior to plat approval. <br /> (n) The developer shall provide a storm water detention system. The system shall be sized <br /> so that it will detain the difference between a 5-year frequency storm with pre- <br /> development conditions and a 10-year frequency storm with development conditions. <br /> (o) Site grading shall not significantly impact surrounding properties, roads, or drainage <br /> ways in a negative manner. Construction of improvements on the property shall not <br /> block historical or naturally occurring runoff from adjacent properties. The applicant <br /> shall provide a storm drainage plan for the site addressing drainage issues and detention <br /> elements. New or replaced culverts should be designed to meet applicable fish passage <br /> criteria. Acceptable drainage and detention systems must be in place prior to plat <br /> approval. <br /> (p) Public storm drainage improvements shall be built to Marion County Engineering and <br /> Construction Standards. Storm drainage shall be discharged to a suitable outlet and, <br /> where applicable, evidence provided that an adequate easement exists for transit of the <br /> water to such an outlet. The developer will be required to either A)provide an <br /> engineering study showing that additional runoff from the subject property can be <br /> accommodated by area drainage facilities, or B)provide storm-water retention systems <br /> that retain enough of the storm-water runoff on site so that there is no net increase in <br /> storm-water flow from the subject property. Acceptable drainage and detention systems <br /> must be in place prior to plat approval. <br /> (q) The applicant shall provide a dedicated right-of-way 60 feet wide along the forest <br /> access road that connects North Fork Road to a BLM road to the property line. The <br /> road shall be improved to Public Works' standards for a distance that includes the last <br /> curb cut to enter the residential portion of the development. <br /> 6. Prior to approval and recording the final plat for each phase, the applicant shall submit <br /> evidence that all property taxes due to Marion County have been paid in full. <br /> 7. The applicant shall submit documentation satisfactory to the Marion County Surveyor <br /> accomplishing the final subdivision plat for each phase. The applicant is advised that a current <br /> or updated title report, that is no more than 15 days old at the time of approval of the plat, must <br /> be submitted with the final mylar. <br /> 8. The new roadways shall be named and the approved names must be shown on the final <br /> recorded plat. The contract or work order for the street signs installation, with appropriate fee, <br /> must be submitted to Marion County Department of Public Works prior to the plat being <br /> recorded. <br /> 3 <br />
