placed along the south property line of proposed lot 1 on the north side of the easement. The <br />Commission asked about widening the easement and providing parallel parking along one side, <br />however, due to the location of driveways only three spaces could be on the north side of the <br />easement and if parking was placed on the south side of the easement the required fire district <br />turnaround would have to be extended to the north causing more setback problems for lots 4 <br />and 5. <br />A motion was made and seconded to grant conceptual and detail approval to subdivide the <br />property into 5 lots subject to the eight conditions outlined in the staff report with an additional <br />condition requiring head in parking spaces to be provided along the south side of proposed lot 1 <br />along the north side of the easement. The motion passed unanimously. <br />Based upon the development standards of the Urban Zoning Ordinance, comments received <br />from agencies and testimony given at the public hearing, the Planning Commission voted <br />unanimously to grant both conceptual and detail approval to the subdivision. <br />SIGNED AND FINALIZED THIS 8"' day of March, 2007 <br />By <br />Sterling Anderson <br />Planning Commission Secretary <br />
