The Public Works Engineering Division has the <br />following comments, recommendations, and requirements for this case: <br /> <br />Streets <br />If this development is constructed, prior to plat approval, the applicants will be required to make <br />improvements along their frontage of adjacent county roads to County Standards as directed by the <br />Public Works department. This will include such elements as gravel shoulder, drainage work, <br />vegetation clearing, slope work, and may include some paving. <br /> <br />In accordance with the Rural Zoning Ordinance of Marion County, Oregon, the applicant would be <br />required to provide sufficient right-of-way to provide standard 30-foot public dedicated right-of- <br />way half-width along adjacent roads. Any dedications shall be to the public, not Marion County. <br /> <br />In accordance with Marion County Driveway Ordinance #651, if this development occurs, the <br />developer will be required to obtain an access permit, and the County may specify construction <br />standards, may require shared driveways, and may specify access location. <br /> <br />The proposed dwelling will also need to meet fire district standards for emergency access, which <br />may necessitate road improvements and/or driveway modifications. <br /> <br />The subject property is accessed via a railroad crossing. The developer would need to meet the <br />requirements of the railroad and the ODOT rail division regarding potential impacts of the proposed <br />development on the rail line. Rail issues may limit or complicate the proposed development. <br /> <br />Storm Drainge <br />Site grading shall not impact surrounding properties, roads, or drainage ways in a negative manner. <br />Improvements on the property shall not block historical or naturally occurring runoff from adjacent <br />properties. The applicant may be required to submit a site grading and drainage plan to verify this <br />lack of negative impact. <br /> <br />General <br />The subject property is within the unincorporated area of Marion County. Transportation and Parks <br />Systems Development Charges will be assessed upon any development on the subject property at <br />the time of application for building permits. <br /> <br />Any work in the public right-of-way will require a permit from Public Works.” <br /> <br /> <br />Marion County Sanitarian: Septic evaluations are required on each of the proposed parcels to <br />determine septic system feasibility. <br /> <br />Marion County Tax Department provided tax information and indicated that a potential additional <br />tax liability may exist and payment could be required before the subject property can be divided <br />and/or a dwelling may be placed on the property. <br /> <br /> <br /> <br />PUBLIC COMMENTS <br /> <br />
