Marion County Department of Public Works Land Development and Engineering: “the <br />Approval of <br />proposed development would allow construction a dwelling on the subject property, resulting in <br />approximately 10 additional daily trips on Mill Creek Road and other roads in the area. The Public <br />Works Engineering Division has the following comments, recommendations, and requirements for <br />this case: <br /> <br />? <br /> <br />If this development is constructed, prior to plat approval, the applicants will be required to make <br />improvements along their frontage (or shadow frontage) of Mill Creek Road to County <br />Standards as directed by the Public Works department. This will include such elements as <br />gravel shoulders, drainage work, vegetation clearing, and slope work. <br /> <br />? <br /> <br />In accordance with Marion County Driveway Ordinance #651, if this development occurs, the <br />developer will be required to obtain an access permit. The site access must meet County <br />Standards to establish safe and compliant access, and the County may require shared driveways <br />and may specify access location. <br /> <br />? <br /> <br />A Road Maintenance Agreement will be required for any non-county-maintained access <br />easements used to access any part of the subject property. The developer may be required to <br />sign a joint-use agreement that would allow neighboring properties to share access. Marion <br />County will assist in preparing agreements; contact Tedd Joling at (503) 584-7714 for details. <br /> <br />? <br /> <br />Driveways will also need to meet fire district standards for emergency access. <br /> <br />? <br /> <br />Site grading shall not impact surrounding properties, roads, or drainage ways in a negative <br />manner. Improvements on the property shall not block historical or naturally occurring <br />runoff from adjacent properties. The applicant may be required to submit a site grading and <br />drainage plan to verify this lack of negative impact. <br /> <br />? <br /> <br />The subject property is within the unincorporated area of Marion County. Transportation and <br />Parks Systems Development Charges will be assessed upon any development on the subject <br />property at the time of application for building permits. <br /> <br />? <br /> <br />Any work in the public right-of-way will require a permit from Public Works.” <br /> <br />Marion County Sanitarian: The lot will need a Septic Site Evaluation. <br /> <br />Marion County Tax Department: Any tax liability that may exist will need to be paid before the <br />subject properties can be divided. <br /> <br />PUBLIC COMMENTS <br /> <br />10.
