Access to both parcels shall be via Milky Way. This will mean reconfiguring the <br />driveway to the existing house, and the reconfigured driveway would also work for a new <br />house on the parcel. <br />Road maintenance agreements would be required for any non -County maintained access <br />easements (such as Milky Way) used by the proposed development. <br />STORM DRAINAGE <br />Site grading shall not impact surrounding properties, roads, or drainage ways in a <br />negative manner. Construction of improvements on the property shall not block historical <br />or naturally occurring runoff from adjacent properties. A site drainage plan may be <br />required to verify this lack of negative impact. <br />GENERAL <br />The subject property is within the urban growth boundary area of the City of Salem. <br />Systems Development Charges shall be assessed upon any development on the newly <br />created parcels at the time of application for building permits. <br />Any utility work in the public right-of-way will require a utility permit from Public <br />Works. <br />Prior to obtaining any building permits, the applicant shall have the Partition plat <br />recorded." <br />The Marion County Surveyor commented that the partitioning must be surveyed and that <br />a final plat (along with the title report and appropriate fees) submitted to their office for <br />their review and approval. <br />The City of Salem Public Works commented that the following conditions should be <br />required for any approvals given. <br />1. A private utility easement for sewer and water shall be required to serve the new <br />parcel at the time of plat approval. <br />2. At the time of development of the new parcel, the following will be required by <br />the City of Salem: 1)sign and record and annexation agreement; 2) sanitary sewer permits <br />and sewer tap obtained; 3)water meter permit; and 4)system development charges and <br />water connection fees paid.
