The City of Keizer referenced a October 2000 Stormwater Management Agreement and <br />recommended that no increase in runoff be allowed during any design storm. <br />Marion County Surveyor's Office indicates that parcels 10 acres and less must be <br />surveyed. Per ORS 92.050, a Plat must be submitted for review along with required fees <br />and a Plant service report and/or title report. <br />Marion County Tax Collection provided current tax information and stated that all <br />delinquent taxes and interest as well as taxes that have become a lien during the tax year <br />must be paid before the recording of the partitioning plat. <br />City of Salem Public Works stated requirements for sewer and water hookups. <br />Salem/Keizer Public Schools stated possible impacts to the District as a result of the <br />proposal. <br />Marion County Fire District #1 provided noted that the project should meet water supply, <br />address, and access requirements. <br />All other contacted agencies either failed to comment, or stated no objection to the <br />proposal at the time this report was written. <br />6. The following regulations apply when lot line adjustments and/or partitionings of land <br />regulated by the Subdivision and Partition Ordinance are proposed: <br />(a) Lot Area: The minimum lot area for a single family dwelling in a subdivision <br />approved after the effective date of the Ordinance, or a mobile home on a mobile <br />home subdivision lot approved after the effective date of this ordinance, is 4,000 <br />square feet when located within the Salem/Keizer Area Urban Growth Boundary. <br />In all other cases lots shall be a minimum of 6,000 square feet. (See Chapter 27 <br />for density limitations). <br />(b) Lot dimensions, single family: Except as provided in Section 26.800 for <br />Planned Developments, the average width of a lot shall be at least 60 feet; <br />provided that within the Salem/Keizer Urban Growth Boundary the average width <br />of a lot shall be at least 40 feet, and the average depth of a lot shall be at least 70 <br />feet. <br />(c) Lot dimensions, other uses: The average width of a lot shall be at least 40 feet, <br />and the average depth of a lot shall be at least 80 feet, except as provided in <br />Section 26.800 for Planned Developments. <br />7. The proposed lots exceed the 6,000 square foot minimum lot size required for single- <br />family dwellings. The three parcels average over 40 feet wide and 70 feet deep. <br />Subsequently, the standards in 6(a), (b), and (c) are satisfied <br />8. Based on the above discussion, and subject to the conditions of approval, it is concluded <br />that the proposed partitioning will comply with the criteria. The request, therefore, is <br />APPROVED. <br />
