NOTICE TO MORTGAGEE, LIENHOLDER, VENDOR, OR SELLER: ORS CHAPTER <br />215 REQUIRES THAT IF YOU RECEIVE THIS NOTICE, IT MUST PROMPTLY BE <br />FORWARDED TO THE PURCHASER <br />NOTICE OF DECISION <br />CONDITIONAL USE CASE NO. 02-30 <br />APPLICATION: Application of Chemeketa Community College for a conditional use to build <br />a temporary/seasonal gravel parking lot on a 176 -acre parcel in a P (Public) zone on property <br />located at 4000 Lancaster Drive NE, Salem. (T7S; R2W, Section 7, Tax Lot 700) <br />DECISION: Notice is hereby given that the Planning Director for Marion County has <br />APPROVED the above-described Conditional Use subject to certain conditions. <br />EXPIRATION DATE: This conditional use permit is valid only when exercised by JULY 1, <br />2004. The effective period of an approved application may be extended for an additional year <br />subject to approval of an extension (Extension form available from the Planning Division). <br />Additional extensions may not be granted if the regulations under which this decision was <br />granted have changed since the original approval. <br />WARNING: A decision approving the proposed uses is for land use purposes only. Due to <br />septic, well and drainfield replacement areas, this parcel may not be able to support the proposed <br />activities. To be sure the subject property can accommodate the proposed use the applicant needs <br />to check with the Building Inspection Division, (503) 588-5147. <br />This decision does not include approval of a building permit. <br />CONDITIONS: The following conditions must be met before a building permit can be obtained <br />or the approved use established: <br />1. Prior to construction of the parking lot, the applicant or developer shall provide evidence <br />of having contacted the Oregon Department of Environmental Quality for needed permits. <br />2. Prior to construction of the parking lot, the applicant or developer shall contact the <br />Marion County Building Inspection Division for needed permits. <br />3. The applicant shall develop the parking lot in accordance to standards as found in Marion <br />County Urban Zoning Ordinance (MCUZO), Chapter 30. <br />ADDITIONAL CONDITIONS: Once the approved use is established the following conditions <br />must be continually satisfied: <br />4. The parking lot shall be used on a temporary bases of no more than six months in any 12 - <br />month period. In the unused times the parking lot shall be closed to vehicle access with a <br />physical barrier, or limited to vehicles that access the maintenance barn. <br />5. The applicants are advised that this permit is granted for a period of one year and must be <br />renewed for successive one-year periods upon submission of a letter verifying that the use <br />continues to exist. If, within five years, the parking lot is paved to the standards in <br />MCUZO 30.11(b) and they have received Public Works' approval, the renewal is no longer <br />required. If, at the end of five years, the parking lot is not surfaced to the standards in <br />MCUZO 30.1l(b), the applicant shall apply for a new conditional use <br />PCEOWE[D <br />JUN 21 2002 <br />PUBLIC WORKS <br />I <br />
