Marion County Surveyor's Office indicates that parcels 10 acres and less must be <br />surveyed. Per ORS 92.050, a Plat must be submitted for review along with required fees <br />and a Plant service report and/or title report. <br /> <br />Marion County Fire District No. 1 indicates that the proposal must meet their <br />requirements for fire hydrant and water flow per Oregon Fire Code. In addition, their <br />requirements for addressing and fire apparatus access must be satisfied. <br /> <br />The Marion County Tax Department indicates that all delinquent taxes must be paid <br />before a partition plat is recorded. <br /> <br />All other contacted agencies either failed to comment, or stated no objection to the <br />proposal, at the time this report was written. <br /> <br />The following regulations apply when lot line adjustments and/or partitionings of land <br />regulated by the Subdivision and Partition Ordinance are proposed in an RS zone: <br /> <br />(a) <br /> <br />Lot Area: The minimum lot area for a single family dwelling in a subdivision <br />approved after the effective date of the Ordinance, or a mobile home on a mobile <br />home subdivision lot approved after the effective date of this ordinance, is 4,000 <br />square feet when located within the Salem/Keizer Area Urban Growth Boundary. <br />In all other cases lots shall be a minimum of 6,000 square feet. (See Chapter 27 <br />for density limitations). <br /> <br />(b) <br /> <br />Lot dimensions, single family: Except as provided in Section 26.800 for <br />Planned Developments, the average width ora lot shall be at least 60 feet; <br />provided that within the Salem/Keizer Urban Growth Boundary the average width <br />ora lot shall be at least 40 feet, and the average depth ora lot shall be at least 70 <br />feet. <br /> <br />(c) <br /> <br />Lot dimensions, other uses: The average width of a lot shall be at least 40 feet, <br />and the average depth of a lot shall be at least 80 feet, except as provided in <br />Section 26.800 for Planned Developments. <br /> <br />The proposed lots exceed the 6,000 square foot minimum required for single family <br />dwellings. The parcels are over 60 feet wide and 80 feet deep. The standards in 6 (a), <br />(b), and (c) are satisfied. <br /> <br />The site plan indicates that access to the parcels will provided by a roadway easement. <br />The access easement must be a minimum 20 feet wide and provide for utilities. In <br />addition, prior to issuance of any building permits, the access easement will have to be <br />improved to meet the standards in the Marion County Subdivision and Partitioning <br />Ordinance and shall have a 12 foot wide surface paved with asphalt concrete or Portland <br />cement concrete. The easement must be named and the applicant submitted names to be <br />considered with the partition application. The name "Little Lane SE" has been selected. <br />The name must be shown on the final partitioning plat and a work order for the street <br /> <br /> <br />
