shall be required to apply for a driveway permit. <br />Public Works' staff will review the driveway the <br />location, drainage and grade at that time and <br />determine if it is in compliance with current <br />County standards. It is likely that the existing <br />access will be closed and the access will be <br />provided by the new easement. <br /> <br />Construction of improvements on the property shall <br />not block historical or naturally occurring runoff <br />from adjacent propertigs. Site grading shall not <br />impact surrounding properties in a negative <br />manner. <br /> <br />The Marion County Surveyor's Office commented that parcels ten <br />acres and less must be surveyed, per ORS 92.050 a plat must be <br />submitted for review, along with required fees and a plant service <br />report and/or title report. <br /> <br />The Salem Suburban Fire District (SSFD) commented: <br /> <br />Fire staff has reviewed the proposal to divide a 8.659 <br />acre parcel into three parcels containing 2.0, 2.0 and <br />4.659 acres each in an AR (ACREAGE RESIDENTIAL) zone <br />for property located at 6683 South Fern Forest Lane. <br />While there is no objection, we do recommend that the <br />proponent be required to submit plans for any further <br />access roads to your office for review. <br /> <br />It is critical that any Private Drive is constructed <br />with the provisions of the Uniform Fire Code, Article <br />10, Division II Fire Apparatus Roads. This is <br />necessary to make certain the entire 20 feet of road <br />surface 'is improved with adequate turning radius for <br />our emergency vehicles (45 feet outside and 29 feet <br />inside). Depending on terrain and topography, any <br />brush/trees near the access road may hinder the ability <br />of these vehicles to respond in a prompt and efficient <br />manner. Article 10.204(d) of the Uniform Fire Code <br />speaks to DEAD-END fire and emergency vehicle access <br />roads in excess of 150 feet in length shall be provided <br />with approved provisions for the turning around of such <br />vehicles.
