6.The dwelling shall not be sited on a slope of greater than 40 <br />percent. <br />7.Any and all chimneys shall have a spark arrester. <br />8.Prior to issuance of a building permit, the applicant shall <br />provide written evidence to the Planning Division from the <br />Silverton Fire Protection District that road access to the <br />proposed dwelling, and any other structures, meet the Dis- <br />trict’s access standards. The road shall be continuously <br />maintains so as to meet these standards. <br />9.Prior to issuance of building permits, the applicants’ shall <br />meet any access requirements of the Marion County Department <br />of Public Works. <br />ADDITIONAL CONDITIONS: <br /> Once the approved use is established, the <br />following conditions must be continually satisfied: <br />10.A special dwelling setback of 200 feet shall be maintained <br />from the south, east and west property lines. In addition, <br />the residence shall be set back a minimum of 160 feet from the <br />southern right-of-way of Crooked Finger Road. <br />11.The dwelling or any other building shall be located within 300 <br />feet of the driveway entrance to the property. <br />12.Owners of the dwelling shall continuously maintain a primary <br />fuel-free beak area in accordance with the provisions in <br />“Recommended Fire Siting Standards and Structures and Fire <br />Safety Design Standards for Roads” date March 1, 1991, and <br />published by the Oregon Department of Forestry. <br />OTHER PERMITS, FEES AND RESTRICTIONS: <br />The applicants are advised that the use of the property proposed in <br />this application may require additional permits and/or fees from <br />other local, State or Federal agencies. The Marion County land use <br />review and approval process does not take the place of, or relieve <br />the applicants of responsibility for acquiring such other permits, <br />or satisfying any restrictions or conditions thereon. The <br />applicant is advised of the following: <br />13.Any utility in the public right-of-way will require a utility <br />permit from the Marion County Department of Public Works. <br />14.Building permits may be subject to a Transportation Systems <br />Development Charge. <br /> <br />
