The applicants are advised that the use of the property proposed in <br />this application may require additional permits and/or fees from <br />other local, State or Federal agencies. The Marion County land use <br />review and approval process does not take the place of, or relieve <br />the applicants of responsibility for acquiring such other permits, <br />or satisfying any restrictions or conditions thereon. The <br />applicant is advised of the following: <br />4.The applicants should contact the Jefferson Fire District to <br />obtain a copy of the District’s Recommended Building Access <br />and Premise Identification Guidelines. For personal and <br />property safety, it is recommended the applicants follow these <br />guidelines. Fire District access standards may be more <br />restrictive than County standards. <br />PROCEDURE: <br /> The Marion County Zoning Ordinance provides that <br />Administrative Review applications be considered first by the <br />County Planning Director. If there is any doubt that the applica- <br />tion conforms with adopted land use policies and regulations the <br />Director must deny the application. Any interested person who dis- <br />agrees with the Director's decision may appeal the decision to the <br />Marion County Hearings Officer. The applicant may also request a <br />reconsideration (one time only and a fee of $200.00) on the basis <br />of new information subject to signing an extension of the 150 day <br />time limit for review of zoning applications. <br />A public hearing is held on appeals subject to the appellant paying <br />a $250.00 fee. Appeals must be in writing (Appeal Form available <br />from the Planning Division) and be received in the Marion County <br />Planning Division, 3150 Lancaster Dr. NE, Salem 97305 by 4:30 <br />APRIL 10, 2000 <br />. <br />p.m. on Please note an appeal directly to the <br />Land Use Board of Appeals is not allowed under ORS 197.830. This decision is effective unless <br />appealed. <br />FINDINGS AND CONCLUSIONS: <br /> The findings and conclusions on which <br />the Director based has decision are noted below. <br />1.The subject property is designated ‘Special Agriculture’ in <br />the Marion County Comprehensive Plan and is zoned SA (SPECIAL <br />AGRICULTURE). <br />2.The subject property is located on the north side of Winter- <br />creek Road, approximately 420 feet east of its intersection <br />with Centerwood Road. <br />3.Land to the west contains rural residences and is zoned AR <br />(ACREAGE RESIDENTIAL).
