This decision is effective <br />unless appealed. <br /> <br />FINDINGS AND CONCLUSIONS: <br /> The findings and conclusions on which the Director based has <br />decision are noted below. <br />1.The subject property is designated Primary Agriculture in the Marion County Comprehensive <br />Plan and is zoned EFU (EXCLUSIVE FARM USE). Expansion of a school facility is listed <br />as a permitted use subject to standards in the zone. <br />2.The property spans the East College Road NE, and is adjacent to the eastern Mt. Angel city <br />limits. The property contains a seminary school and various agricultural uses on the 393 acre <br />parcel. <br />3.Surrounding properties to the north, east, and south are zoned EFU and are devoted to large <br />and medium sized farm activities. Properties to the west are inside the City of Mt. Existing schools may <br />be maintained, enhanced, or expanded on the same tract wholly within a farm zone. <br />(b)No new school may be established within three miles of an urban growth boundary <br />of a city unless an exception is approved pursuant to OAR Chapter 660, Division 4. <br /> <br /> <br /> <br />
