• Install new trim on outside of door. • Re-use existing trim on inside of door. • Cover door opening with plywood while new frame is built. Note: To replace the actual doors,add $250 to the estimate. SECTION 3: Repair sheetrock/ceiling tile. Repair sheetrock/ceiling tile estimate includes: • Repair spot in main living area ceiling by hot tub room. • Repair walls in main living area as needed. • Replace 2 ceiling tiles in sunken room. SECTION 4: Repair exterior frame of(1)window. Repair exterior frame of(1)window estimate includes: • Dis-assemble the exterior frame of(1)wood window on front of house. • Replace rotten components. • Caulk as needed. SECTION 5: Replace damaged siding. Replace damaged siding estimate includes: • Remove and replace 7 pieces of cedar siding. • Replace (1) piece of soffit at front entry. • Caulk as needed for newly replaced siding. • Repair bottom of front entry column Note: As paint prep is in progress, it is more than likely that more damaged siding will be found. During the walk around inspection only 7 pieces of damaged siding were noted. A piece of siding will have to be removed before I can order new siding to ensure the correct type of siding is ordered. SECTION 6: Replace deck handrail. Replace deck handrail estimate includes. • Remove rotten handrail on upper deck at back of house. • Re-use existing posts. • Wrap existing posts with new cedar trim and top. • Install new cedar handrail, per design discussed between Lindemann Homes and John Tate. • New handrail to have balusters installed to meet new code requirements. Note: If posts are found to be rotten Lindemann Homes will evaluate situation and provide a price to replace posts before work continues.
