The <br /> fasteners should be tightened or replaced and install new screws where they are <br /> missing. The spot locations of rust should be repaired. <br /> Given the uniformity of the matte surface finish across the whole roof, it seems <br /> possible that ash from the wildfire could have slightly added to or increased oxidation <br /> that was already present, but that it would have been substantially present prior to <br /> the reported date-of-loss. If heat from the wildfire had caused damage to the roof, <br /> then the effects would have been concentrated in certain areas or somewhat <br /> irregular. Furthermore, as discussed below, the Shed and Garage roofs were <br /> arguably closer to direct wildfire heat, especially the Shed, but their roofs were in <br /> better condition than the House roof. <br /> It is our opinion that the wildfire did not cause damage to the metal roof, other <br /> than the possibility of a slight contribution to oxidation, i.e. oxidation that should be <br /> removed as part of normal maintenance. <br /> [Note: In my correspondence with the metal roof manufacturers, identifiable <br /> information was kept confidential and not disclosed to them, such as the insurance <br /> company, policyholder, owners, address, or property location.
