I
49930 N Santiam Hwy SE SITE VISIT REPORT
Idanha, OR 97350-9503 State Farm Claim No. 37-11K4-75P
k
i
'_ NloillihilAi41
I 410,if
glia .
•1
HOUSE METAL ROOF: RUST SPOTS, GAS VENT, BOOT [FIGURES 47, 48, 49]
The metal roof was manufactured by Bruce & Dana Wholesale Inc. in Salem,
Oregon. During the manufacturing process, the metal panels are galvanized in a
molten zinc bath, painted, and finished with a Kynar 500 or PVDF 70 coating.
The Policyholder thought that the roofing manufacturer might have been Taylor
Metal Products (also located in Salem). From phone and email correspondence with
Taylor Metal, they stated that the roofing looked like it was from Bruce & Dana. Upon
corresponding with Bruce & Dana, they confirmed that it was their product. This was
based on them seeing 20 photos of the panels; each manufacturer has slight but
recognizable adjustments to the profile of the section, with curvature of the ribs
varying slightly between Taylor Metal and Bruce & Dana panels.
Mark Pallas of Bruce & Dana Wholesale Inc., the manufacturer of this roof,
stated that "the roof looks really good," especially for its age, and is "not
compromised." He said that if it were affected by heat, then we would see blistering
of the paint. And, he said that weathering is normal and oxidation is common. People
may think that the paint is the issue, but it's "just oxidation." Some think that metal
roofs are maintenance free, however they do require periodic maintenance. Their
recommendation for maintenance and to remove oxidation is to use one cup of Tide
laundry detergent to 5 gallons of water, make a couple of passes with an RV cleaning
brush on a pole, and rinse it off. Mr. Pallas noted that if paint were to have blistered
off due to heat, the underlying galvanization is fused to the metal base and would
continue to resist corrosion.
Regarding screws that have loosened or are missing, Mr. Pallas stated that due
to expansion and contraction of the metal roofing and screws due to temperature
changes, normal wood fasteners will back out. About 10 years ago they changed
their screw specification to a different type, with anti-backup threads.
