[See Figure 4 <br /> below.] It is a single-story single-family residence, constructed with plywood <br /> sheathing over pre-fabricated gang-nail roof trusses on wood studs, a raised I-joist <br /> wood floor, and reinforced concrete foundation walls (or 'stemwalls'). It has front <br /> and rear wood decks. The roof eave/underside of soffit is 9'-1" above the deck. The <br /> underside of the roof ridge is 24'-8" above grade. The roof is covered with standing <br /> seam metal roofing. The floor framing has new insulation. The attic was absent of <br /> insulation. The exterior walls are clad with Hardie Plank and Hardie Panel fiber- <br /> cement siding. <br /> The Garage measures 36'-3" x 45'-7". [See Figure 4 below.] It is a single- <br /> story building used as a shop and for vehicle storage. It has two mezzanines <br /> accessed by open wood stairs, one used for storage and the other as a playroom. <br /> The roof is constructed with oriented strand-board (OSB) sheathing over pre- <br /> fabricated gang-nail trusses, the mezzanines have plywood sheathing over 2x10 <br /> wood joists spaced at 16" on-center, ledgered to the exterior wood stud walls and <br /> supported by interior 6x6 wood posts.
