<br />-- <br /> <br />/ " <br /> <br />ø <br /> <br />" ., '," ("'~ <br /> <br />SUBDIVISION COMMITTEE REPORT <br /> <br />SALEM PLANNING COMMISSION <br /> <br />July 10, 1962 <br /> <br />FOR PRELIMINARY APPROVAL <br /> <br />(plat #2l4) <br /> <br />NAME : <br /> <br />OWNERS : <br /> <br />Cascade View Ranchets <br /> <br />Archie McKillop <br /> <br />GENERAL LOCATION: <br /> <br />At the Southwest corner of the intersection <br />of Aumsville Highway and 72nd Avenue S .E. <br /> <br />STAFF REPORT: This subdivision consists of a tract of land <br />containing approximately 45 acres. It is proposed to divide the <br />property into 21 large lots averaging 2.15 acres. The land is <br />rolling and slopes to the south. The Marion County Health Dept. <br />reports the area is satisfactory for septic tank use; also, the <br />department reports a history of difficulty in obtaining sufficient <br />ground water from wells. Aurnsville Highway to the north is a <br />designated arterial on the major thoroughfare plan. <br /> <br />COMMITTEE RECOMMENDATION: The Committee recommends that pre- <br />liminary approval be given subject to the following conditions: <br /> <br />1. <br /> <br />That a 20' strip of land on the north side adjacent <br />to the Aurnsville Highway be dedicated for public <br />right-of-way to provide a 50' strip from centerline. <br /> <br />2. <br /> <br />That a 10' strip of land on the East side adjacent to <br />72nd Avenue be dedicated to provide a 30' right-of-way <br />from centerline. <br /> <br />3. <br /> <br />That a property line radius as required by the code be <br />provided at the intersection of the North-South local <br />street and Aurnsville Highway. <br /> <br />4. <br /> <br />That either a cul-de-sac or an East-West street be pro- <br />vided at the southerly end of the subdivision to provide <br />for better traffic circulation and future development. <br /> <br />The Committee would also suggest the owner investigate the <br />feasibility of providing water from a public supply system. <br /> <br />APPROVED BY THE COMMISSION this <br /> <br />10th day of July, 1962. <br /> <br />~ ~.;z~ <br />/' ~;;"reta ' , <br />
