The complete report may include additional information of concern to you <br /> • Customers should read the entire report, including the remarks and the picture captions <br /> • Repairs should always be performed by licensed contractors of the specialized field required <br /> SMOKE and CO ALARMS <br /> There are combination smoke/CO alarms placed in the correct locations which work and are less than 10 years old. <br /> EXTERIOR and SITE <br /> 1. The gutters are showing signs of leakage at the joints. I recommend that the gutters be fully cleaned and the gutter joints be <br /> re-sealed to prevent damage to the fascia boards <br /> to <br /> 2 The corner fascia trim is decaying in some areas (at locations of leaking gutter joints). I recommend repairing or replacing <br /> 1 these areas of fascia to prevent further moisture damage <br /> 3. The butt joints on the fiber-cement siding have opened up and cracked the caulking.To remedy this, either the old caulking <br /> q should be cut out and re-caulked with type 100 sealant, then painted. Or ideally, the old caulking is removed and a metal <br /> 4 flashing is placed behind the siding joints to provide a waterproof joint. <br /> 4. The foundation vents are mostly closed or blocked by debris. I recommend that all foundation vents be kept open and the — <br /> screens kept clean and free of debris to allow proper crawlspace ventilation <br /> ROOF <br /> 5. Caulking at the nail heads at the ridges and the rest of the roof is cracked. I recommend re-caulking these nail heads to <br /> '1;- prevent moisture intrusion in these areas <br /> GARAGE <br /> 6' The garage door intob re <br /> the house <br /> a which <br /> nto thelde house through this opening tion rating of the door. There does not appear to be any caulking around the toilet in the half bathroom. Caulkingaround the base of a toilet helps <br /> 3' keep this area sanitary and can reduce the potential for movement and thereby protect the wax ring seal from damage and <br /> resulting leakage. , <br /> 10. The shower diverter in the hall bathroom does not fully divert water to the shower. I recommend this be repaired or replaced <br /> +.4 by a licensed plumber <br /> CRAWLSPACE <br /> 11. There is evidence of rodent activity in the crawlspace and there is a rodent bait station outside. I recommend that a pest <br /> control expert examine the house and advise treatment options. I recommend all rodent droppings be removed from the <br /> crawlspace.
