7. The applicants are requesting to divide a 4.77 acre parcel into three parcels. Based on the submitted site plan and <br />information provided by the applicants, the existing dwelling will meet required setbacks to proposed property <br />lines. All three resulting parcels will have frontage on Hollywood Drive and will not require an access easement <br />to serve the properties. Both the 3.47 acre parcel and -the 1.32 acre parcel contain enough land to partition in the <br />future. Also, based on the size of the resulting parcels and the location of the dwelling on the resulting 1.32 acre <br />parcel, the proposed division will not preclude future subdivisions from achieving urban residential densities. <br />The criterion in #6(a)(1) is satisfied. <br />Marion County Public Works indicated that additional right-of-way is required along Hollywood Drive and must <br />be shown on the final plat.. If these requirements are added as conditions of approval the proposal can satisfy <br />#6(a)(2) and (4). <br />Any additional development may require the applicants to meet the requirements of the City of Salem Public <br />Works Department prior to obtaining water and sewer hook ups. The proposal can meet #6(a)(3). <br />Two of the proposed lots would be greater than 15,000 square feet in size. The site plan demonstrates that the <br />proposed lots are of sufficient size and shape to meet the development standards outlined in the Marion County <br />Urban Zoning Ordinance. The proposal meets #6(b). <br />8.
