The occupants of the residence, Florian and .Floarea Saru <br />and an unnamed relative, will be the, only employees of <br />the business, a photography studio.! The business ven- <br />ture will be the secondary use of the dwelling, with the <br />residential use being the primary use. <br />3. The business will. occupy a portion of the main floor <br />with storage and perhaps a work room in the basement. <br />There will be no structural changes in the building-. <br />Traffic attracted to the business will be minimal and by <br />appointment. The applicant will have some parking to <br />the southeast of the dwelling off a circle drive. The <br />impact on the appearance of the dwelling and the neigh- <br />borhood will be minimal. <br />4'. The business will be conducted within the home. There <br />could be development of outdoor settings. These tradi- <br />tionally are landscaping developments and unobtrusive in <br />a residential setting. <br />5. The proposed activity is non-polluting as to dust, noise <br />or other offensive action or material. <br />6. There would be no outside storage of materials, products <br />or supplies. The applicant testified storage of mater- <br />ials would be in the basement. <br />The applicant has met the burden', of proof as to the <br />relevant criteria for a conditional use, home occupa- <br />tion. <br />B. Variance <br />1. The applicant wishes to vary the sign restrictions in <br />MCZO 191.020 to allow for a free-standing sign, approxi- <br />mately 4x5 feet in size. The relevant variancecriteria <br />are found in MCZO 122.020 as follows: <br />(a) That there are unnecessary, unreasonable hardships <br />or practical difficulties which can be relieved only <br />by modifying, the literal requirements of the ordin- <br />ance; <br />(b) That there are exceptional or extraordinary circum- <br />stances or conditions applying to the land, build- <br />V/CU 88-2/ORDER - 3 <br />
