raised floor on top of it. 90% of buildings are conventional and you don't have to worry aboult locating
~ post tension strands. If you use post tension, you can mark the rebars and tendons with marke~s. It should
be mandatory to check before you cut into any floor. The alternative can be disastrous.
The engineers aze looking at bringing power and data conduits down the columns from the ceiaing. It is a
lot easier to go through ceiling rather than the floor. Sanitary additions and changes would b the only
impact to floors. With 30 x 30 grid and ceiling conduits, there would be no work station left ~solated
without power, phone or data cables. Ron Bakker has examples of different cable layouts to s~nd to Dan P.
tomorrow.
Conventional: The cost for conventional is about $2.00 more per sq.ft. One problem is hav~ng to
camber the conventional slabs. We are looking at a 1.2" camber assuming perfect conditions. '', T'hat's why
post tension was initially chosen so they could keep the slabs flat. Dan wants to talk to owners of both
types of slabs and then bring their comments back. '
BUDGET: Dan is rebuilding the budget so that we are comfortable that it is accurate. As of ~uly 1
invoices start going through Melvin Mark. They should be addressed to Dan P with a cc to ttje County
and Transit on everything. Centurywest is setting up an RFI system and would like to be co~ied as well.
Street scape: The landscaping numbers were excluded from the street scape budget. It does~'t include
irrigation and should have. We need to make sure it's in there when we submit to city. T'he st~eet scape
budget does include irrigation, just not landscape. There is some interest from the City to getlthe street
scape budget before them. It needs to contain a contingency in case we need it. We will mak~ sure the
landscaping is covered under the street scape budget. We need to take it to the City within on~ month.
Roof Garden: The roof has a garden but it is a dry one. The roof gardens are optional in the~~plans. The
~. atrium is in the design but we can identify it separately. We may need to identify it as an alte~ate as well.
Transit will be a non-smoking area and the roof garden was to be a designated smoking area. iIt would also
be considered a gathering place as far as fire and safety. ',
Project Cost: Right now the project cost is at $55.20 per sf, but the calculations include the istreet scape
and if you take that out it is actually around $47. We need to decide how to allocate costs. D~n Berry's
threshold is anything above a shell cost of $55 per sf. He has his own soft costs identified, bujt he needs to
address the conditions under which he would drop out, ie: if the parking is above $50.00 pe# stall, or if
monthly rent is above a certain number. '
Potential Sale of Space: Randy has a public agency potentially wanting 24,000 sq ft. The a~ency wants
a proposal from the County at what it would cost. Randy doesn't have a good enough budget;and
inadequate information to cost it out. He needs information to help him identify the figures sb he can
supply prospective buyers with a proposaL
Internet use: As soon as everyone gets on line members are encouraged to start using it. W$ will need to
make everyone's Internet address available. '
NEXT WEEK'S MEETING:
Randy has jury duty and the Design Team meeting may have to be moved depending on the ~utcome. The
project meeting will hopefully be held in the afternoon as usual, following the meeting with #he
Environmental Attorney. Members will be kept informed of any change of plans.
