Two failed county bond measures (fall 1995) <br />8. November 1995, presentation on joint development opportunity "Courthouse Square" <br />9. Spring 1996, RFP and development team selection (Berrey et al) <br />10. Mid-1996, agreement with Berrey terminated, MMC selected as new project manager <br />11. August 1996, new design concepts are initiated <br />Initial Concepts <br />• Need office space to replace Courthouse and other aging facilities <br />• Consolidation of general government services <br />• County rental rate of $1.20/sf <br />• Initial building design contained =178,000 gsf of building area <br />• Studies indicated county needed 110,000 nsf to meet 20 year space needs <br />• First design included = 62,000 nsf of office space <br />=75,000 nsf of expansion (leased) space <br />324 parking stalls (minimum of 250 requested in RFP) <br />• Parking for 22 buses (replacement for High Street mall) ~58,000 sf <br />• Transit lanes must exit approx. mid-block running east-west <br />• Transit requested approx. 30,000 nsf <br />• First design included =11,000 nsf on ground floor for ticket sales/day care/retail <br />=16,000 nsf on upper floor for admin. staff/hrg. rm. and expansion <br />40 parking stalls for transit <br />• Both parties desired ground floor retail/service <br />• Joint hearing/conference center <br />• Day Care <br />~ <br />
