NARRATIVE <br />For The <br />COURTHOUSE SQUARE ESTIMATED PROJECT COST BUDGET <br />PROPERTY ACQUISTION <br />Property Acquisition -Reflects the cost of acquiring the three remaining non-county owned <br />parcels. <br />CONTRACTOR COST <br />Contractor Cost - Contractor costs based on Pence Kelly bid dated 2/4/99. <br />TENANTIMPROVEMENTS <br />Unallocated (County) Fifth Floor Tenant Improvement Allowance-$23 rsf allowance intended <br />for the future build-out of initially untenanted space. <br />Expansion/Retail Space Tenant Improvements-Improvement allowance intended to supplement <br />future ground floor (Transit) retail tenant build-out and Transit office expansion space. <br />Security Allowance - Intended to enhance the base system included in the contractor bid. <br />Telecom Installation - Costs reflect estimates provided by Mazion Co. These estimates assume <br />Mazion Co. facilities staff conducts the work. An estimated design fee has been included. <br />FURNITURE AND EQUIPMENT <br />Furniture and Equipment - Budget item is intended to fund building specialty items. These <br />items include: miscellaneous fumishings, portable workstation panels, computer room <br />equipment, (in-street) phone/data conduit, automated filing system design, workstation power <br />connections, demountable walls, CCTV wiring/equipment and the CCTV connection to <br />employee PCs. It is anticipated that the cost of miscellaneous furnishings, the in-street conduit <br />and CCTV connection to employee PCs will be shared 79.93% / 20.07% between the County <br />and Transit. <br />SOILS REMEDIATION <br />Preliminary Excavation and Soils Remediation - Actual costs expended to date. The County <br />costs includes the assessment, excavation and disposal of contaminated soils and the County's <br />estimated share of excavated clean soils. Transit costs reflects estimated expenditures for the <br />removal and disposal of clean soils. <br />P'E~S AND INSURANCE <br />Fees and Insurance - Estimated cost based on research and historical data (shared 69.36% / <br />30.64%). <br /> <br />ARCHITECTURAL/CONSULTANTS <br />Architects -Includes fees paid for origina( design ($458,904) and a credit ($180,421) towards the <br />current project design. The fee is calculated as 6% of the accepted bid and 4.8% of rejected add <br />
