Adequacy of site to accommodate facilities <br />- Size of the site...is the site large enough to serve as a transit center...if expanded <br />development is considered at the site (such as day care, parking, retail) is there <br />sufficient room to accommodate the development? <br />- Configuration...is the site a simple rectangle, or are there irregularities that could <br />make it difficult to develop? <br />- Site preparation needed...any special landscaping that will need to be removed, or <br />added...any unusual or costly preparations needed to make the site useable? <br />- Joint development potential...is the site large enough to add commercial sq. <br />footage...is it a good area to include other uses such as commerciaUretail...are there <br />willing joint development partners associated with the site? <br />Proximity to employment and shopping <br />- Distance to downtown shopping...how far to such attractions as the Salem Center, <br />downtown banks, and key shopping areas? <br />- Distance to Capitol Mall <br />- Distance to other downtown region destinations, such as City Hall, SAIF, <br />Willamette, commerciaUretail businesses along Court St. and Liberty St. south of <br />Court? <br />- Ease of pedestrian access...what is the walking environment like from the site to <br />above-noted destinations? <br />Disruption to businesses <br />- Impacts on surrounding businesses...what are the surrounding businesses...are they <br />likely to be impacted in a particularly positive (or negative) way by the transit <br />center? <br />- Relocation impacts...will businesses on the site have to be relocated...how difficult <br />will it be to find new locations for the particular businesses...will the relocation be <br />unusually harmful for the particular businesses? <br />Loss of parking <br />- Net number of spaces lost...how many spaces, and what type (employee, shopper, <br />etc.)? <br />- Replaceability of parking...can the parking be replaced nearby, or overhead? <br />- Who is impacted/Transportation Planning Rule...how many businesses does the <br />parking serve...is this parking likely to be lost to future development anyway...do <br />State regulations have a possible future impact on this parking? <br />Effects of noise and ezhaust <br />- Types of surrounding land uses...are the surrounding businesses particularly <br />sensitive to noise or exhaust impacts? <br />- Ability to mitigate impacts...is there room at the site to install landscaping or other <br />types of baffling...is the site open and well ventilated, or is it enclosed? <br />
