Development is <br /> intended to be very intense with high building coverage, large <br /> buildings, and buildings placed close together. Development is <br /> intended to be pedestrian-oriented with a strong emphasis on a <br /> safe and attractive street scape. <br />FAR Maximum • 4:1 for non-residential portion <br />Height Maximum • 1 C0 feet maximum, see bonus below. , <br />Height bonus • Add 1 5 ft for bonus FAR between 1:1 and 2:1, 30 feet between <br /> 2:1 and 3:1 bonus FAR, 45 ft for 3:1 bonus FAR OR 75 <br /> additional feet if bonus height accommodates housing <br />FAR Bonus • An increase of 1 sf of area for every sf of housing, day care an <br /> increase of 3 sf for every 1 sf of daycare, an increase of 1 sf of <br /> area for every sf of roof garden, an increase of 40 sf for every sf <br /> of bicycle locker, percent for art and water features for each .1 <br /> percent of construction cost add .1 percent of site area, up to <br /> total maximum additional of 3:1. <br />Required housng • Minimum of 1 unit per 2,900 sf of net site area(subtract ROW <br /> and public open space. <br />Required building line • On Jefferson building must extend to street lot line or to <br /> within 1 2 feet of street lot line if used for ped activities for 75% <br /> of lot line <br />Required retail • Buildings must accommodate Retail Sales and Service along at <br /> least 50 percent of the walis which front onto a sidewalk, plaza, <br /> or other pubiic open space: 12 feet between finished floor and <br /> bottom of structure above, 25 feet deep, include or be designed <br /> to instail doors ard windows. <br />Parking • Max Z.0 per 1000 for office, no max or minimum for uses other <br /> than office, up to 60 spaces allowed, over 60 subject to CCPR, <br /> • no requirements for residential parking <br />Parking structures • can't use 5 foot landscape to meet ground floor requirement <br />Access to parking • restricted on Columbia and within 75 feet of light rail alignment <br />-1pp~~,~clices Pn;e ~ <br />
