^ <br />Existing commercia/ use <br />With ciose to 2,700 jobs as of 1990, an added 1,000 jobs are forecast for Goose <br />Hollow by 201 5. Taken together, gro~Nth of the residential and empioyment base <br />provides the market underpinnings for added commercial retail and servic= development. <br />With an estimated 1 10 existing establishments, the current retail and service mix <br />includes a strong core of service related businesses ranging in size from KGW to <br />headquarters for smaller businesses and individual owner occupied offices. Retail <br />businesses are relatively dispersed throughout the district currently. <br />Commercia/ potentia/ <br />Goose Hollow is perceived more as a neighborhood (an urban village) than as a <br />destination. Future retail is expected to serve local residents and empioyees first, <br />followed by, some potential for capture of LRT and drive-through traffic on major <br />arterials. It wiil be important to carefully design the ground level to provide connection <br />with the neighborhood and respite from the surrounding streets. Key advantages of a <br />Goose Hollo~v location to market to service retail and office users should include: <br />• Proximity to downtown • Pedestrian scale and neighborhood character <br />• Freeway access • Safe, secure residential, working & shoppin <br />• Appropriate on-and off-street par~ing environment g~ <br />• LRT access (with less need ror a <br />vehicle) <br />Examples of likely retaii and servica businesses that fit the current and emerging market <br />profile include: <br />• Beauty salon • Post office branch <br />• Cleaners • Real estate orfices <br />• Coffee/espresso/bakery • Take-out deli <br />• Convenience/speciafty grocery • Travel agency <br />• Copy center • Video rental <br />N1ost retail uses are likely to be less tnan 5,000 square feet - ~vith possibie exception o~ <br />a convenience or specialty grocery. A range of $10-51 5 per square foot is cited as <br />indicative of tne market for retail uses. One interviewee noted t~at, curren?ly, rents of <br />about S 12 are "top of the market" for the area.
