Randy - I don't know. We are currently doing planning for our employee parking. There could be
additional spots available. We'll know more in two months or so.
John - It depends on the openness on the owners but there's aiso the potential of after hours use of
additional parking. There is that potential.
Ray - Will the on-street parking be for the public?
John - The downtown partcing will be the same as other dovmtown parking. Also out front on
Chemeketa St there wiil be 20 - 25 diagonal parking spots.
Bob - What type of ownership would there be - are you looking at a ground lease?
John - Yes, I assume it will be a long-term ground lease. There are other options also.
Dave - Other questions?
Bob - Do you have any preferred uses?
John - There have been lots of uses talked about, but our formal position is that we have no
preferences.
Billy - Except for the uses that they have stated they don't wa~t.
Terri - What is the square footage that will be avaHable M the Franldin Buildatg? (Existing building
cu~rently housing Marion County offices that wiil ~te with the opening of Cou~thouse Square
offices)
Randy - Abo~rt 25,000 square feet. We are looking at options, so it oould be less. The Franidin Building
is on at maMcet as a lease only.
TerN - what ~S the rate?
Randy - Studies that were done for us Mdic:ated $1.15 -1.20 full service, but it could be negotiated
slightly differen~
Bob - Could 1 get a list of people making proposals?
Dave - Yes. (Induded in this addendum) Today is the last day for requests for darificati~on, so bring out
the questions. No more? OK. The last Rem on the agenda is a tour of the site.
(Group moves to site)
Joh~ - The first floor would be built to the edge of this pad. A seoond level c~ould be buiit to meet up
with our shelter that abuts the area. There's around 12,000 -13,000 square feet on the first floor
and around 17.000 on the upper floors.
Teni - What is the lease rate?
Randy - The County is looking at $1.20 retail.
John - In Courthouse Squa~e we have around 4000 square feet of retail lease space on tlie ground
floor. We are looking at around $1.75 -$2.00 a square foot triple net. That can be negotiated.
RFI/RFQ Pre-mee~ng July 20, 2000 - Page 2
