The applicants should contact the Aurora Fire District to obtain a copy of the District's <br />Recommended Building Access and Premise Identification Guidelines. For personal and <br />property safety, it is recommended the applicants follow these guidelines. Fire District <br />access standards may be more restrictive than County standards. <br /> <br />PROCEDURE: The Marion County Zoning Ordinance provides that Administrative Review <br />applications be considered first by the County Planning Director. If there is any doubt that the <br />application conforms with adopted land use policies and regulations the Director must deny the <br />application. Any interested person who disagrees with the Director's decision may appeal the <br />decision to the Marion County Heatings Officer. The applicant may also request a reconsideration <br />(one time only and a fee of $200.00) on the basis of new information subject to signing an extension <br />of the 150 day time limit for review of zoning applications. <br /> <br />A public hearing is held on appeals subject to the appellant paying a $250.00 fee. Appeals must be <br />in writing (Appeal Form available from the Planning Division) and be received in the Marion <br />County Planning Division, 3150 Lancaster Dr. NE, Salem 97305 by 4:30 p.m. on AUGUST 27, <br />1999 if you have any question about this application or the decision please call 588-5038 or visit <br />the County Planning Office at the above address. This decision is effective AUGUST 28,1999 <br />unless appealed. <br /> <br />FINDINGS AND CONCLUSIONS: The findings and conclusions on which the Director based <br />has decision are noted below. <br /> <br />The subject property is designated Primary Agriculture in the Marion County Comprehen- <br />sive Plan and is zoned EFU (EXCLUSIVE FARM USE). <br /> <br />The subject property is located on the west side of the Hubbard Cutoff approximately 400 <br />feet south of its intersection with Amdt Road NE: In addition to the dwelling that is <br />proposed to be replaced, the property contains a straw and hay storage and compaction <br />business. The hay compaction business was approved through Conditional Use Case 92-39. <br /> <br />Properties to the east across the Hubbard Cutoffare zoned Public and are in airport or airport <br />related uses. Properties to the west and south are zoned EFU and are a mixture of small scale <br />farm and non-farm uses.
