The Isberg RV Park, <br />including the fueling facilities and convenience store, is an Integrated Business Center within the <br />meaning of the definition in Section 191.010(L). Integrated Business Center is defined as "a <br />group of two or more businesses and/or uses which have been developed as a unit and which <br />have common parking facilities." Although the subject property was developed in phases, each <br />phase was planned to be part of an integrated unit. But for financing issues, the property would <br />have been developed all at once. Thus, the property was, in fact, "developed as a unit" as <br />required by the above definition. The second element of the above definition is that the property <br />have "common parking facilities." The subject property does have common parking facilities, <br />and, in fact, persons may park anywhere on the site and walk to the various businesses located <br />there. <br /> <br /> Although Section 151.150(F) sets forth the general standards for signs in thc Intemhange <br />District, Section 191.070 contains special provisions for signs for Integrated Business Centers in <br />an Interchange District zone. Section 191.070 states: "Notwithstanding provisions in Section <br />151.150(F) * * * only signs permitted in this section are allowed in an Integrated Business <br />Center in an ID zone." <br /> <br /> Section 191.070(A) allows one free-standing sign structure designed to be read bom the <br />freeway. The maximum height is 65 feet, and the maximum square footage is 500 feet. The sign <br />must also comply with the requirements for vision clearance areas.
