I <br /> 4. ACCEPTABILITY. This plan review covers the addition to and/~ . \ <br /> or alteration of an existing structure. This review is not . <br /> intended to prohibit the building inspector from requesting ~['~O]k~ <br /> an evaluation of the acceptability of existing structural <br /> members that may appear to be unsafe. Existing construction ~ ^ <br /> not specifically detailed in the submitted plans and struc- <br /> tural calculations is beyond the scope of this review. <br /> 5. DESIGNER RESPONSIBILITY. The plans submitted do not clearly <br /> show all the required framing details. It is the designer's . <br /> responsibility to size all structural members and fasteners <br /> for the appropriate loads and have them shown on the plans. <br /> [Sec. 112.1] ~ <br /> 6. FOUNDATION / FOOTING LOADING. The foundation and its struc- <br /> tural elements shall be capable of accommodating all super- <br /> imposed live. dead and other loads according to Section 301 ~ <br /> and all lateral loads in accordance with the provisions of <br /> the Code. Fills which support footings and foundations ~.'~J <br /> shall be designed, installed and tested in accordance with <br /> accepted engineering practice. [Sec. 401.2] <br /> 7. GUSSETS. The conection of the post to the beams shall be <br /> gusseted. The bottom of the post shall be restrained to ~J~ <br /> prevent lateral displacement on all columns over 4 feet in <br /> length. Ask your inspector about approved restraining <br /> methods [Sec 408 3] <br /> 8. THE STROCTURAL'SUPP~RTS for decks, balconies, porches or <br /> similar structures shall be pressure-treated wood to protect <br /> against decay. [Sec. 322.1] <br /> 9. PROVIDE LATERAL BPJ~CING SUPPORTS FOR POSTS ON ALL DECKS MORE <br /> THAN FOUR FEET ABOVE GRADE. <br /> 10. STAIRWAYS shall not be less than 36 inches in clear width at <br /> <br />all points between the handrail height and the required <br />minimum headroom of 6 feet 8 inches. Minimum width from the <br />handrail down is 32 inches with one handrail. 28 inches with <br />two. The minimum required stair tread width is 9 inches. <br />The maximum stair rise is 8 inches. When risers are closed, <br />all treads less than 10 inches shall have a uniform nosing <br />betweem 3/4 inches and i 1/4 inches. The greatest riser <br />height/tread depth shall not exced th smallest by more than <br />2/8 inch. [Sec. 214.1; 314.2; 214.2.1: 314.3] <br />ALL EXTERIOR STAIRS shall be provided with a minimum of 60 <br />watts of incandescent light or other artificial light source <br />rated at a minimum of 850 lumens. The illumination of <br />exterior stairs shall be located in the immediate vicinity <br />of the landing at the top of the stairs of required exits, <br />and shall be controlled from inside the dwelling unit unless <br />continuously illuminated or automatically activated. <br />Exception: An artificial light source is not required at <br />the top and bottom of stairs provided the artificial light <br />source is located directly over each stair section. <br />[Section 303.4] <br />HAND,ILS having a minimum and maximum height of 30 inches <br />and 38 inches, respectively, shall be pcovided on at least <br />one si de of stairways of more than three risers.
