Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government, <br />4. Approved as a replacement dwelling. Existing residence must <br /> be removed, demolished or converted to an allowable non- <br /> residential use within three (3) months of the occupancy of <br /> the replacement dwelling. <br />5. THE FLOOR I-JOIST system shall be installed in accordance <br /> with its listing and the manufacturer's installation in- <br /> structions, Please have the installation instructions <br /> available during the framing inspection. <br />6, EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue. <br /> The window sill height shall not be more than 44 inches <br /> above the floor. The minimum net clear opening is 5,7 square <br /> feet, The minimum net clear opening height shall be 22 <br /> inches. The minimum net clear opening width shall be 20 <br /> inches. Exception: Grade floor windows may have a minimum <br /> net clear opening of 5 square feet. [Sec. 310.2, 310.2,1] <br />7. GLAZING REQUIREMENTS. All habitable rooms shall be pro- <br /> vided with aggregate glazing area of not less than 10 per- <br /> cent of the floor area of such rooms, One-half of the <br /> required area of glaing shall be openable. When openable <br /> glazing is not required by Section 310, the glazed areas <br /> need not be openable when an approved mechanical ventilation <br /> system and artificial lighting is provided. [Sec. 302.1] <br />8, BATHROOM LIGI~F / VENT. Bathrooms, water closet compartments <br /> and other similar rooms shall be provided with a window of <br /> not less than 3 square feet, one half of which must be <br /> openable, or artificial light and an approved mechanical <br /> ventilation system capable of producing a change of air <br /> every 12 minutes. [Sec. 203.3] <br />9. TRUSS DESIGN. Roof trusses are required to be be designed by <br /> an Oregon registered Engineer or Architect, For trusses <br /> manufactured by an approved fabrication plant, have the <br /> design and layout drawings available at the construction <br /> site for the framing inspection. All jobsite cutting or <br /> modifications of the roof trusses shall be clearly shown in <br /> the engineer's design calculations and drawings. <br /> <br /> <br />
