<br /> This plan was reviewed under the 1996 Edition of the State
<br /> of Oregon One and Two Family Dwelling Specialty Code,
<br /> 2, Approval of submitted plans is not an approval of omissions
<br /> or oversights by this office or of noncompliance with any
<br /> applicable regulations of local government,
<br /> 4, Approved as a replacement dwelling, Existing residence must
<br /> be removed, demolished or converted to an allowable non-
<br /> residential use within three (2) months of the occupancy of
<br /> the replacement dwelling,
<br /> 5, CONCRETE COVER. The following minimum concrete cover shall
<br /> be provided for reinforcement:
<br /> A, Concrete cast against and permanently exposed to earth
<br /> equals 3 inches,
<br /> B. Concrete exposed to earth or weather:
<br /> No, 6 through 18 bar = 2 inches
<br /> No, 5 bar, W$1 or D21 wire and smaller = 1 1/2 inches,
<br /> C, Concrete not exposed to weather or in contact with
<br /> ground: Slabs, walls, joists, No, 11 bar and smaller =
<br /> 2/4 inches,
<br /> 6. LOT DRAINAGE. Lots shall be provided with adequate drainage
<br /> and shall be graded so as to drain surface water away from
<br /> foundation walls. The grade away from foundation walls shall
<br /> fall a minimum of 6 inches within the first 10 feet, Where
<br /> lot lines, walls or other p~sical barriers prohibit
<br /> 6 inches of fall within 10 feet, drains or other approved
<br /> means shall be provided to ensure positive drainage.

<br /> 7. CONCRETE SPECIFICATIONS, Basement walls and foundations not
<br /> exposed to the weather, basement slabs and interior slabs on
<br /> grade, except garage floor and steps exposed to the weather
<br /> shall have a minimum compressive strength of 2500 psi,
<br /> Basement walls, foundation walls, exterior walls, and other
<br /> veritical concrete work exposed to the weather, porches.
<br /> carport slabs, and steps exposed to the weather, and garage
<br /> floor slabs shall have a minimum specified compressive
<br /> strength of 3000, Concrete shall be air entrained, Total
<br /> air content (percent by volume of concrete) shall not be
<br /> less than 5 percent or more than 7 percent, [Sec. 402,2,
<br /> Table 402.2]
<br /> 8, FOUNDATION CRIPPLE WALLS less than 14 inches in height shall
<br /> be sheathed with wood structural panels attached to both the
<br /> top and bottom plates in accordance with Table 602,2a or
<br /> shall be constructed of solid blocking. [Sec. 602.8,1]
<br />9, UNDERF[OOR DRAINS. The finished grade of the underfloor
<br /> surface may be located at the bottom of the footing: however
<br /> where there is evidence that the groundwater table can rise
<br /> to within 6 inches of the finished floor at the building
<br /> ~erimeter or where there is evidence that the surface water
<br /> oes not readily drain away from the building site, the
<br /> grade in the underfloor space shall be as high as the
<br /> outside finished grade, unless an approved drainage system
