Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br /> 4. Approved as a replacement dwelling, Existing residence must <br /> be removed, demolished or converted to an allowable non- <br /> residential use within three (3) months of the occupancy of <br /> the replacement dwelling. <br /> 5. GROUNDING ELECTRODES, When concrete reinforcing bars are <br /> installed in concrete footings, the following requirements <br /> shall be met to provide for a grounding electrode system: <br /> 1. Uncoated No. 4 reinforcing bar installed not less <br /> 20 feet in length encased with a minimum of 2 inches of <br /> concrete. <br /> 2. An uncoated No. 4 reinforcing bar stubbed ug at least <br /> 12 inches above the floor plate line and tightly attached to <br /> the reinforcing bar located in the footing, The spliced lap <br /> of the staubbed up bar to the footing shall be a minimum of <br /> I2 inches. (See Section 4108.1.2) [Sec, 402.4] <br /> 6. LOT DRAINAGE. Lots shall be provided with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet, Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within 10 feet, drains or other approved <br /> means shall be provided to ensure positive drainage. <br /> [Sec. 401,3] <br /> 7, VAPOR BARRIER. An approved vapor barrier with joints lapped <br /> not less than 12 inches shall be placed between the concrete <br /> floor slab and the base course or subgrade. Exception: The <br /> vapor barrier may be omitted from detached garages, utility <br /> buildings and other unheated accessory structures. <br /> [Sec, 505.2.3] <br /> 8, GARAGE/CARPORT FLOOR. That area of floor used for the <br /> parking of automobiles or other vehicles shall be sloped to <br /> facilitate the movement of liquids to a drain or toward the <br /> main vehicle entry doorway, [Sec, 209.3] <br /> 9. BP, ABP, PF, This structure uses a combination of Brace <br /> Wall Panels (BP), Alternate Braced Wall Panels (ABP). and a <br /> Portal Frame to meet the code requirements for lateral wall <br /> bracing, Insure that all BP:s and ABP's and Portal Frames <br /> are located as indicated on the plans and constructed as <br /> shmm. <br />10. SAFETY GLAZING / AT DOOR. The following shall be considered <br /> specific hazardous locations for the purposes of glazing: <br /> Glazing, in an individual fixed or operable panel <br /> adjacent to a door where the nearest vertical edge is <br /> within a 24 inch arc of the door in a closed position <br /> and vJ~ose bottom edge is less than 60 inches above <br /> the floor or walking surface. Exception: Safety <br /> glazing is not required when there is an intervening <br /> wall or other permanent barrier between the door and <br /> the glazing. <br />11. SAFETY GLUING / TUBS.
