THIS PLAN REVIEW was completed by Mike Mendenhall on 6-17-98 <br /> This plan was reviewed under the 1996 Edition of the State <br /> of Oregon One and Two Family Dwelling Specialty Code, <br />3. Approval of submitted plans is not an appr?al of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />4. A~IC VENTS. Provide screened attic vents with a net free <br /> area of 1/150 of the attic area (or 1/200 if between 50 of <br /> 80 percent of required area is ventilators in the upper <br /> portion of the attic and located at least 2 feet above eave <br /> or cornice vents), As an alternative, install a 1 mil vapor <br /> barrier on the warm side of the ceiling, [Sec. 806,2] <br />5, Check with the installation instructions for the specific <br /> holdown device used in the ABP panel with relationship of <br /> the spacing between the holdown and the foundation vents. <br /> Certain holdowns require a single, #4 rebar to be located in <br /> the shear-cone of the holdown device and the foundation <br /> shall not be located within this shear-cone. <br />6. LOT DRAINAGE. Lots shall be provided with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet. Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within 10 feet, drains or other approved <br /> means shall be provided to ensure positive drainage, <br /> [Sec. 401,2] <br />7. The 2"x 6" floor joists ~ 24"0C spacing, spanning 8', shall <br /> be not less than a #2 DFL or a #1 HEM FIR, Please see the <br /> attached Western Wood Span Table for spans less than 8', <br />8. CONCRETE COVER. Concrete cast against and permanently <br /> exposed to the earth shall have a minimum of 3 inches of <br /> clearance between the rebar and soil. <br />9, The Truss details provided (job 980243. plan # 1275) show <br /> that an interior bearing point exists for trusses S-2, 2A, <br /> 28, 2C and 2D. This point load from the truss must be tran- <br /> fered from the truss through the interior wall, floor joist, <br /> 2"x 4" foundation wall and into the footings, <br />i0. BP, ABP, PF. This structure uses a combination of Brace <br /> Wall Panels (BP). Alternate Braced Wall Panels (ABP). and a <br /> Portal Frame to meet the code requirements for lateral wall <br /> bracing, Insure that all 8P:s and ABP's and Portal Frames <br /> are located as indicated o~ the plans and constructed as <br /> shown. <br />11. SMOKE DETECTOR / POWER. In new construction, the required <br /> smoke detectors shall receive their primary power from the <br /> building wiring when such wiring is served from a commercial <br /> source, and when primary power is interrupted, shall receive <br /> power from a battery, Wiring shall be permanent and not <br /> switched, Smoke detectors shall be permitted to be battery <br /> operated when installed in existing buildings without <br /> commercial power or in buildings which undergo alterations. <br /> repairs or additions regulated by Section 316.11 <br /> [Sec. 316,2] <br />12.
