This is a Plan Review covering the CHANGE IN USE at the above indicated building. Plans have been reviewed for compliance with the provisions of the 1996 Edition of the Oregon Structural Specialty Code. 4. OCCUPANCY CLASSIFICATION. (OSSC Sec 310) The NEW TENANT IMPROVEMENT space is classified as a Group R, Division 3 Occupancy, dwelling unit (Caretaker Unit), The existing use was a Storage Area, reference under Permit No. 97-09378. This tenant improvement is for the second floor only. 5. OCCUPANCY SEPARATION. (OSSC Sec 302.4) A one-hour occupancy separation shall be provided between the R-3 Dwelling Unit and the following: 1. S-5 - Aircraft Hangar (1-hour wall separation). 2. B - Office (1-hour floor separation). A one-hour occupancy separation shall not be less than one-hour fire-resistive construction. All openings in such separation shall be protected by a fire assembly having a one-hour fire-protection rating, 6. TYPE OF CONSTRUCTION. (OSSC Sec 602.1) The existing building has been classified as TYPE II-N CONSTRUCTION. therefore, materials used shall be as follows: * Structural Elements - noncombustible materials. * Floors - noncombustible materials, provided, however, that a wood surface or finish may be applied over such noncombustible materials, * Walls & Permanent Partitions - noncombustible materials. 7, STAIRWAY CONSTRUCTION. (OSSC Sec 603.4) Stairways in Type II-N buildings shall be of noncombustible construction. Stairways shall comply with the requirements of Chapter 10. 8. EMERGENCY ESCAPES. (OSSC Sec 310.4) Escape or rescue windows shall have a minimum net clear openable area of 5.7 square feet. The minimum net clear openable height dimension shall be 24 inches, The minimum net clear openable width dimension shall be 20 inches. When windows are provided as a means of escape or rescue, they shall have a finished sill height not more than 44 inches above the floor. 9. SMOKE DETECTORS. (OSSC Sec 310.9.2) When the valuation of an addition, alteration or.repair to a Group R Occupancy exceeds $1,000 and a permit is required, or when one or more sleeping rooms are added or created, smoke detectors shall be installed in accordance with Sections 310.9.1,3, 210.9.1.4 and 310.9,1.5. SMOKE DETECTOR POWER SOURCE. (OSSC Sec 210,9.1.3) In new construction, require smoke detectors shall receive their primary power from the building wiring when such wirin g is served from a commercial source and shall be equipped with a battery backup. The detector shall emit a signal when the batteries are low. Wiring shall be permanent and without a disconnecting switch other than those required for over- current protection. Smoke detectors may be solely battery operated when installed in existing buildings: or in build- ings without commercial power: or in buildings which undergo alterations, repairs or additions regulated by Section 310.9,1.2.
