This is a Plan Review covering the CHANGE IN USE at the <br />above indicated building. <br />Plans have been reviewed for compliance with the provisions <br />of the 1996 Edition of the Oregon Structural Specialty Code. <br />4. OCCUPANCY CLASSIFICATION. (OSSC Sec 310) <br /> The NEW TENANT IMPROVEMENT space is classified as a Group R, <br /> Division 3 Occupancy, dwelling unit (Caretaker Unit), <br /> The existing use was a Storage Area, reference under Permit <br /> No. 97-09378. <br /> This tenant improvement is for the second floor only. <br />5. OCCUPANCY SEPARATION. (OSSC Sec 302.4) <br /> A one-hour occupancy separation shall be provided between <br /> the R-3 Dwelling Unit and the following: <br /> 1. S-5 - Aircraft Hangar (1-hour wall separation). <br /> 2. B - Office (1-hour floor separation). <br /> A one-hour occupancy separation shall not be less than <br /> one-hour fire-resistive construction. <br /> All openings in such separation shall be protected by a fire <br /> assembly having a one-hour fire-protection rating, <br />6. TYPE OF CONSTRUCTION. (OSSC Sec 602.1) <br /> The existing building has been classified as TYPE II-N <br /> CONSTRUCTION. therefore, materials used shall be as follows: <br /> * Structural Elements - noncombustible materials. <br /> * Floors - noncombustible materials, provided, however, that <br /> a wood surface or finish may be applied over such <br /> noncombustible materials, <br />* Walls & Permanent Partitions - noncombustible materials. <br />7, STAIRWAY CONSTRUCTION. (OSSC Sec 603.4) <br /> Stairways in Type II-N buildings shall be of noncombustible <br /> construction. <br /> Stairways shall comply with the requirements of Chapter 10. <br />8. EMERGENCY ESCAPES. (OSSC Sec 310.4) <br /> Escape or rescue windows shall have a minimum net clear <br /> openable area of 5.7 square feet. <br /> The minimum net clear openable height dimension shall be <br /> 24 inches, <br /> The minimum net clear openable width dimension shall be <br /> 20 inches. <br /> When windows are provided as a means of escape or rescue, <br /> they shall have a finished sill height not more than <br /> 44 inches above the floor. <br />9. SMOKE DETECTORS. (OSSC Sec 310.9.2) <br /> When the valuation of an addition, alteration or.repair to <br /> a Group R Occupancy exceeds $1,000 and a permit is required, <br /> or when one or more sleeping rooms are added or created, <br /> smoke detectors shall be installed in accordance with <br /> Sections 310.9.1,3, 210.9.1.4 and 310.9,1.5. <br /> SMOKE DETECTOR POWER SOURCE. (OSSC Sec 210,9.1.3) <br /> In new construction, require smoke detectors shall receive <br /> their primary power from the building wiring when such wirin <br /> g is served from a commercial source and shall be equipped <br /> with a battery backup. The detector shall emit a signal when <br /> the batteries are low. Wiring shall be permanent and without <br /> a disconnecting switch other than those required for over- <br /> current protection. Smoke detectors may be solely battery <br /> operated when installed in existing buildings: or in build- <br /> ings without commercial power: or in buildings which undergo <br /> alterations, repairs or additions regulated by Section <br /> 310.9,1.2. <br /> SMOKE D~TECTOR LOCATIONS.
