This is a Plan Review covering the TENANT IMPROVEMENT in the <br /> Hangar F at the Aurora Airpark, <br /> Improvement consists of office and storage areas. <br /> Plans have been reviewed for compliance with the provisions <br /> of the 1996 Edition ('94 UBC) Oregon Structural Specialty <br /> Code. <br /> * THE TEMPOPJ~RY OFFICES WILL BE REMOVED AFTER * <br /> * COMPLETION OF THE OFFICES ON THE NORTH WALL, * <br /> <br />12. OCCUPANCY CLASSIFICATION. (OSSC Sec 304.1) <br /> The tenant improvement space is classified as a Group B <br /> Occupancy. BOTH FIRST FLOOR AND SECOND FLOOR ARE PRIVATE <br /> OFFICES, This area is on the North side of the hangar. <br /> Also included in the tenant improvement are STROAGE ROOMS. <br /> REST ROOM W/SHOWER AND JANITOR CLOSET, These areas are <br /> classified as Group S, Division 1 Occupancies. This area is <br /> in the middle of the hangar. <br /> The temporary office and storage areas on the South side of <br /> the hangar will be removed will completion of the North side <br /> offices and middle area storage/accessory use rooms. <br />14. TYPE OF CONSTRUCTION. (OSSC Sec 603.1) <br /> The existing building was classified as Type II-N <br /> construction, therefore, materials used shall be as follows: <br /> * The structural elements - noncombustible materials. <br /> * Floor construction - noncombustible materials, provided. <br /> however, that a wood surface or finish may be applied over <br /> such noncombustible materials. <br /> * Walls and permanent partitions - noncombustible materials. <br /> * Materials of construction and fire-resistive requirments <br /> shall be as specified in Section 601. <br /> * For requirements due to occupancy, see Chapter 2. <br />15. OCCUPANCY SEPAPdNTION. (OSSC Sec 302,4) <br /> When a building is used for more than one occupancy purpose, <br /> each part of the building comprising a distinct "occupancy" <br /> as described in Section 301 shall be separated from any othe <br /> r occupancy as specified in Section 202.4, <br /> EXCEPTION: 2. The following occupancies need not be <br /> separated from the uses to which they are accessory: <br /> 2.1 Assembly rooms having a floor area of not over 750 sqft <br /> 2.2 Administrative and clerical offices and similar rooms <br /> which do not exceed 25 percent of the floor area of the <br /> major use when not related to Group H, Division 2 and <br /> Group H, Division 3 Occupancies. <br />16. SPECIAL HAZARD. (OSSC Sec 304,7) <br /> Storage and use of flammable and combustible liquids shall <br /> be in accordance with the Fire Code. <br />17. ALLOWABLE AREA. (OSSC Sec 505.1) <br /> Basic allowable area: 12,000 sqft (S-5/II-N) <br /> Proposed area: 20,290 sqft (S-5) <br /> 2.090 sqft (B office) 2,090 sqft <br /> 1.380 sqft (S-1 storage) 1,280 sqft <br /> Area of 1st = 22,760 sq ft. Area of 2nd = 3.470 sqft <br /> TOTAL AREA: 27,220 square feet, <br /> Area increase for separation on three sides. (reference <br /> Permit No. 97-04071). <br /> 60'- 20': 40'; 40'(2.5%)= 100%: 12.000(2)= 24.000 sqft <br /> Allowable area of 24.000 sqft is per floor with a maximum <br /> of two floors permitted or 48.000 square feet. <br />18. STAIRWAY CONSTRUCTION. (OSSC Sec 603.4) <br /> Stairways in Type II-N buildings shall be of noncombustible <br /> construction. <br /> Stairways shall comply with the requirements of Chapter 10. <br />19. EXCEPTION TO TABLE 6-A, (OSSC Sec 601.5.2.1) <br /> OFFICES, <br /> Interior nonload-bearing partitions dividing portions of <br /> stores, offices or similar spaces occupied by one tenant <br /> only and which do not establish a corridor serving an <br /> occupant load that would require it to be of fire-resistive <br /> construction under the provisions of Section1005,7 may be <br /> <br /> <br />
